Moving from NW London suburb (up the M40?)

We're becoming rapidly disillusioned with the London suburb we've lived in our whole lives. Not so long ago we thought we'd stay here our whole lives but in recent years it's gone downhill - overcrowded, awful traffic, rundown, rising crime, rude people etc. We're at the stage now that we don't want to grow old here and, as we're late fifties and hopefully close to retirement are thinking of making the move in the next 3 years. Our DC are late teens/early twenties so no worries about schools and presumably they won't be living with us forever (older DC has expressed interest in buying in next few years and doesn't want to stay round here either, even if he could afford it!).

However, we do love being close to London and go in regularly for days out, theatres etc and know we will miss the convenience of all the amenities on our doorstep so want to go somewhere that has plenty going on and where we can still get into London occasionally. We also need to be able to commute to NW London initially (specifically LHR for DH), until we can retire.

Our initial search has taken us up the M40 to Thame which looks like a lovely town but I'm not sure if the kind of house we're looking for exists. We currently have a large 4/5 bed 1930s semi with large garden worth approx 900k in today's market and would like to downsize to a lower maintenance newer 3/4 bed detached property hopefully walking distance to shops/pubs and good transport links for around 700-800k. The only properties I've seen seem to be on huge housing developments out of town, Haddenham being an example.

It's early days but wondered if anyone had any suggestions for areas that we could consider? Has anyone made a similar move?

Thame is an old market town so lovely old houses do exist. It is true that that area of Oxfordshire has had a huge drive on providing houses through large estates though. Thame is still quite expensive and also nice houses are hard to find there as it’s a nice place!

You’ve also got Watlington, Chinnor, Marlow, Bourne End. Bourne End and Marlow are hardly any commute to LHR at all.

Thame is lovely and this is a nice house in walking distance of everything.

Train is at Haddenham as you'll know, so a short drive.

Agree that Thame is a nice old fashioned market town. It does have its crime element but nowhere near NW London. It’s not cheap though especially for a place with space around it so you might be surprised to find your budget doesn’t stretch ever so far. Probs about 20 minute drive to the Oxford park and ride. I would live in Thame personally, and I’m your age OP but with no work commitments.

The new estate in Haddenham is very smart but it’s an estate and just up the road from local authority housing. There’s not much in Haddenham other than a decent garden centre. A local road to Princes Risborough is currently shut for a week or so due to HS2 works (don’t get me started) so do check the HS2 interactive website to see how it’s affecting local areas. Recently the road from Thame to Aylesbury was shut all through summer.

You’ve also got the Marylebone line which is more Buckinghamshire - Chalfonts, Amersham, Wendover. Again, the countryside is being destroyed by HS2 but that aside up to Amersham would be a comfortable commute. Chalfonts are mega pricey but Amersham is more reasonable.

Final suggestion! The Euston line. Have a look at Tring and outlying villages. I’m not keen on Leighton Buzzard as a town but there are some lovely villages nearby and the pace of life is much calmer.

If you have found specific properties on rightmove, or if you do, I’d be more than happy to give you a local lowdown of any of the above areas.

Sorry, should have said - all of these areas are driveable to LHR, furthest I would estimate an hour 15 or so but then traffic on the M25/M40..

Thank you for the input, very helpful. We are familiar with Leighton Buzzard as friends live there. We would rather a newer, lower maintenance house than we have currently but inevitably such houses are likely to be on large estates, as we're finding currently.

Have you considered Wooburn Green? You may find the type of houses you are considering in budget, and around 20mins drive to LHR. What about some of the villages around Wycombe- Great Missenden, Kingshill?

I hear you re the newer houses being attractive at our time of life. I lived on a new build estate previously and it wasn’t for me, so I’d be looking for something a little one off too. It’s a shame the Haddenham estate is where it is (I.e. none of the facilities you’d ideally like) because it looks really smart from driving past and not too crammed.

I don’t know the others, but agree Missenden is def worth exploring.

Yes, I think it's not going to be easy search but we still have a bit of time! However, I know we're not the only ones looking to escape areas like ours so feel the house prices further out are going soar as a result!

Princes risboro and great missenden are lovely.
Given the choice I would love Amersham but I guess it's too pricey.

Haddenham is dreadful for shops all pretty much anything you would need apart from doctors and garden centres.
