Additional shower room

Hi, i have been on here reading the post but this is my first time posting. We just moved in to our new house 3 months ago. The house only has one smallish bathroom upstairs with a shower over bath. We would like to add another shower room on the 1st floor (cant afford to convert the loft and under stairs already has 1 toilet). Only place we found for it is to take part of the second bedroom to turn 2/3 into shower room and 1/3 as a wardrobe space.

Are we crazy to do this? Builder quoted us about 15k. Would we devalue the house? Not sure if the bedroom would then look funny with the fire place not in the center. Has anyone done similar renovation? Picture attached.

Initially we thought of adding ensuite to bedroom 1 but the soil pipe is too far away plus i love having a walk in wardrobe!

That was my question - how many bedrooms?

I would find a shower room without a toilet in it a bit odd, I can't explain why though!

If you're not bothered about the bath you could convert that into a spacious walk in shower instead?

Theres 4 bedrooms in the house. My MIL stays over sometimes and shes not mobile enough to use the shower over bath. We would like to keep the bath as DS loves a bath. There is option to add sink + toilet in there as well as the shower.

would your new shower room also have a loo? so a proper bathroom. or would it be literally just a room with a shower which would be odd.

it would not be crazy to add a 2nd upstairs shower room to a 4 bed house, but I don't think it would add value either.

you say you want to keep the bath for DS - how old is he and will he grow out of the bath soon? my sister bought a house with a giant beautiful walk in shower and no bath. If the kids need a bath, they put a posh pop-up bath on the floor of the shower. when the kids are big enough to shower, they can get rid of the pop-up bath with no issues.

Is the dressing room on your plan bedroom 4?

Bedroom 2 looks big enough for a smallish shower, loo, sink combo, I’d be tempted to make it en-suite to bedroom 1 for desirability and just let your MIL use it when she visits,

I grew up in a house where the fireplaces in the bedrooms were all in the corners, I don’t think you need worry about that

We had a shower room, no toilet literally just a shower, when I was a teen and it didn't occur to me that it was odd at the time. Very useful in fact.
The high cost would be due to plumbing, do you have any possibility to do it on the other side of the bedroom nearer to the bathroom and move the door? This would likely be much cheaper.

Yes bedroom will still be a smallish double. Currently my sons room, it's bigger than our room! There is another box room at the back behind the bathroom and another loft room upstairs

It will be a shower, wash basin, maybe a toilet if the soil pipe is not too complicated. So not just a shower in there. Hmmm I would want to retain one bath still, it's nice to have bath once in a while. And I'm sick of queuing for shower! There's 4 of us in the house.

One with dressing room is bedroom 1, the master. Initial thoughts is ensuite but only place for our bed is against the wall of the proposed shower room. Does not leave much space either side for a door. Unless we put our bed against the fire place....

Can you put the whole house's floorplan up? People might be able to see how it fits in better with that information?

Definitely use the dressing room space; change the location of the door to the landing or the second staircase as it looks like on the plan. This means everyone could access it and you'd be able to keep the bed against the wall.

You'll have issues with damp and condensation if you convert the space in the second bed as there's no window. A windowless bathroom would put me off buying a house.

This was the original plan, but the soil stack is too far. And not possible to open the door to landing as the stairs to loft is there. Splitting the second bedroom is the only place possible, without taking our the box room totally
