Choosing a letting agent

I am about to rent my old home out and looking to appoint a letting agent.
Torn between going with a established agency who charge a decent amount (which I have already negotiated down) or newer smaller firm who have very reasonable fees (4% than more established firm)
i am going to manage it myself, so only need letting service
what do people recommend? Am I best to go with more established firm to get a better service and tenants that would look after the place?

If this is your only let and you are inexperienced, get the agent to do Everything! Do not DIY. There are so many pitfalls and legal minefields, it’s not worth it. Plus Labour will bring in no fault eviction, so be very very careful about doing this. I had several issues with tenants when I managed the property myself and it’s not worth the angst. Get a professional to manage it. Yes, you spend more but you get far better peace of mind.

I agree wholeheartedly.

Get the full package, and then - within reason - it's someone else's problem.

I lived in a managed property for many years (well over a decade) and in all that time never once met, or even spoke to, the actual landlord. Everything went through the lettings agent. Every quibble, every faulty appliance, every boiler service, they just handled.
