Vendor has no chain (me) how long can I expect people to exchange? Would 4 weeks be too soon?

Well it depends whether your buyers are in a chain - but even if they aren't, 4 weeks would be extremely optimistic.

Average is 12 weeks, fast is 8, if your buyer has no mortgage requirements or as pp said isn't in a chain you *might get away with 6 weeks but generally council searches alone take up to a 4 weeks.

We had no chain and it still took us 6 fucking months because the buyers’ solicitors were appallingly slow.

We had this. 10 weeks. Solicitor kindly forgot to tell us they were having a 3 week holiday with noone covering.

I think 4 weeks is optimistic tbh. I'm 9 weeks into buying (FTB) a no chain/empty property and we've only just got to the enquires stage this week. The searches alone took 6 weeks to come back.

Vendor of empty house and first time buyer which was us selling a deceased relative’s House took 9 weeks from start to finish. Buyers already had a mortgage approval we had already been through probate our solicitors and theirs didn’t hang around.

we were cash buyers (renting) and buying an empty house probate all done and it took 12 weeks to go through from offer to moving in

We had no chains at all, our buyers were cash, we’d already purchased our other house before marketing ours. It took 4 bloody months, lord knows what took so long, very annoying 🧐

About 8 weeks if everybody's pretty quick with the form-filling and information and buyers can get survey and searches done. Much depends on the will of both parties to chase up solicitors as well as it being a straightforward sale.

We've just completed in 6. We were in rented, our sellers bought a property that the couple were getting a divorce so it was a small chain. Couldn't have been done any quicker as our sellers mortgage took 5 weeks to get sorted where as ours was done in a couple of days.

Sorry but 4 weeks just won’t happen. In my life I’ve done me no chain with no chain above and 8 weeks. Me selling a small piece of land to neighbours and no chain and 3 months. Other experiences of buying and selling 12 weeks to 16 and don’t think that’s bad at all.

We were cash buyers, sellers were moving into rented, both very motivated to move quickly and had great solicitors, it still took 8 weeks to exchange from the date our offer was accepted.

Agree: I have done it in 8 weeks but that was when all in the short chain were motivated by the stamp duty holiday in covid.

We are currently 5 weeks exactly from our offer being accepted (and 6 since we accepted an offer) and now talking about exchange - will probably happen end next week (we have received contacts to sign in readiness today), completion will be approx 2 weeks after. Very short chain though, renters buying ours and we are buying a probate.

I'm very surprised though, because all the suggestions I've had said it takes much longer, so was expecting by Xmas maybe at best. The searches took 2 weeks at most, surveys were done on both sides within 2 weeks of being commissioned. TBH I'm scrambling to keep up - packing boxes delivered today!

I was no chain and the home I bought had no chain. I had everything in place and it still took 4 months ...
