Costs for planning permission and drawings

We are looking to do a small in fill extension at the back to open up the dining and living area. We are in London.

We are talking to a couple of builders at the moment and also some architects/surveyors etc to help us with the planning stage. One chartered surveyor gave us a quote of around 8k to do the CAD drawings, all planning related drawings and doing the planning for us. On top of that, doing surveys, building controls, structural engineer another 10k (he will arrange them with people he works with)

We were surprised with the quote because we had budgeted more like 5k for total planning process. If non-architect cost this much, would an architect cost the double to do the same type of work?

This surveyor seemed like a good tradesman, he came recommended and we had a chat with him as well.

We will get quotes from architects as well but was wondering if anyone else can share their experience?

I know Resy is probably not expensive, we have seen many planning application using them. But they seem to provide basic services, not sure they will do detailed schedule of works for us to get builder quotes...

I am an architect (Surrey based) and we certainly aren't charging these sort of fees for work of that description. Typically you want to be budgeting 15% of your rough build cost on all professional fees and surveys. We find this calculator is quite helpful to give a high level view on projects costs of key elements: homenotes.ac-page.com/free-renovation-budget-breakdown-guide

Unless you're in a conservation area, or the property has been previously extended, I'd be surprised if you even need full PP, or are you submitting for a Certificate of Lawfulness to confirm it's permitted development?
You would need building regs.

It is a flat so we do need a full PP unfortunately. But since it is a straighforward small extension we didn’t think it would cost that much to do the planning stage…
