Inaccurate floor plans

I’m trying to buy a flat. I’ve seen one I’m interested in. On the plans it says it is 120metres squared. I’ve just added up all
the quoted room sizes and it I only
comes to 77metres squared. I did same with a few previous flats I’ve seen and the total is also significantly out. Am I missing something or are the agents just purposefully misquoting the total floor space??

If you're only adding the measurements shown, don't forget that's not including the hallways and bathroom etc.

You need to add the corridors to your calculation

If you add up all the front-to-back dimensions of each room and multiply by the building width you get about 120m². They are counting the corridor, cupboard space etc

all true but it’s only 6m wide in some of it, the widest part which includes kitchens and living room. The rest is narrower so by this method 120m2 is still significantly over the actual size. The estate agent keeps going on about the size and it’s as if they priced on the sq meters and I keep thinking it nowhere near that.

They normally say somewhere abiut measurements taken at the widest part. Use it as a guide and if you like it go and look in person.

The EPC usually lists the size of- have you checked against that to see if they match?

The floorplans always have a disclaimer on them. They are only intended as a guide for marketing purposes and I've seen all kinds of errors in them. Doesn't actually matter though - you go and view the property if you are interested and that will give you the true picture.

Don’t rely on them. Our rental is 40% bigger than our EPC and a house we were buying was over measured by 50% by the assessor. It’s very, very common.
