Hi, we have been on the market for four weeks and not had one viewing. The agent just keeps repeating "It's August, very quiet" on a loop, although we are now in September. Just wondering if anyone else is experiencing the same thing. Not sure if it's the agent, the market, the price... Never been on the market and had zero viewings in the first month before...

Can I just say it's not so simple as'just buy' - we had a business issue at one point and had to sell and rent - and at the point we were in a position to be able to buy again were beyond the stage that it's simple to get mortgages again over a reasonable period without a huge deposit . Luckily we do have the income to rent nice places and there is less competition at the level we look at and we have a long and good track record plus no pets, no kids at home. Long term we will buy if we inherit ( on paper we will but you never know with care needs etc) otherwise if needed we will rent an over 55 pleasant the point we stop earning so well -

Exactly the point I have made in my previous post. Once you get trapped in the rental market is it very difficult, if not impossible to then be able to afford to save a deposit so you can buy. Your point verifies all my arguments against both the above posters.
renting should only be used as a temporary measure. It is always best for youngsters to save for a deposit and buy rather than get trapped in the rental market otherwise you risk the following;

Where do the people live while they are waiting? What is to stop them from continuing to live there?

Exactly, where DO they live whilst they are waiting? Not a very secure life living as a renter if the landlord needs to suddenly sell up and you are left homeless! 🤷‍♀️

This is why I am hoping labour help first time buyers in the budget so they can buy their first home comfortably. Well they did promise to help!

I believe only a court, or a tenant, can legally end a tenancy, the landlord has to wait until the property is vacant before selling, plenty of time to find another rental.

What is next on the list?

Sounds like great fun renting, can’t wait to be dealing with a court case whilst eviction is looming and hoping that the rental waiting list isn’t getting too long to find a rental and too unaffordable 🙄

Do you really believe that the people on the "waiting lists" for rental (who is telling you about these "waiting lists", is it EA"s trying to attract landlord business?) are homeless? Someone who is homeless would not be able to view a flat for rent or take out a mortgage, you make some interesting points but saying things that are obviously inaccurate just undermines your argument.

Nearly 9 million people in the UK rent, do you really believe that this is the reality for most of them? The reality is that most of them are way better off than someone who took out mortgage debt believing that interest rates would never rise (or worse, waiting for them to be cut any day now!)

You are finding @Susanap as I have many times that it is pointless debating with these people. They want a house price crash and it’s always just around the corner … whereas there are apparently loads of cheap rentals in LaLa Land so it’s easy to save up enough to buy a house outright while paying rent 🙄

Landlords are selling up in droves because it’s getting worse for them with all the restrictions in place and with the budget looming! Which won’t be pro landlords for sure!!
So less and less rentals will become available in the future.. the list does go on and on…

Someone trying to sell a rental flat now before the budget won"t have time to do that, it could take them two years in the courts to legally evict a tenant, and who will buy ex-BTL flats if no one want"s to be a landlord?

Well I really hope they aren’t listening to your advice! : Live with mum and dad until you are 40, house share or rent for 20 years and pay the landlords mortgage in the process or wait for an inheritance.

How about buy a smaller house to start with, live on your own, pay for your own mortgage with your wages over 25 years (still happens) and then you have a secure roof over your head by age 50 for retirement.
Plus you can maybe sell your asset and maybe buy a bigger house in between.

Again, you don't seem to be reading and understanding my posts. I haven't given any advice. I said that neither option is great.

Also, it's pretty rude to disparage that live with their parents and adults or house share or rent. Many people do all these things and certainly don't deserve your derision.

Again, most younger people need to take much longer mortgage terms now, buy in their mid 30s and have no chance whatsoever of paying the mortgage off by 50. This is one reason why myself and @XVGN have been advocating for cheaper house prices. It isn't secure. It's a large debt which makes you potentially vulnerable, just as renting does in the UK.

Irrelevant point again. My point is who wants to deal with court cases and looming evictions?! Buy a house with a monthly mortgage that is less than your rent and you should be able to afford it on your wage. (If you are deciding between buying or renting as a first time buyer) As I said I am hoping labour will help first time buyers so they can achieve this.

Earlier I made a fundamental point - "No one viewing property to rent is homeless" They would not be allowed to view a property without address, references, bank account etc so they are living somewhere at present - Failing to address this point means that you cannot progress your argument in a way that is convincing. The "not enough houses" meme was one of the main lies put about by the mortgage industry to lure people into long term debt, don"t fall for it. People are not sleeping in the street or in fields waiting for rentals to become available.

@BunnyWilliams really hard to say. They seemed to really like it, they know the area, and it’s where they wanted. It’s a lovely family home but because it’s an old workers cottage it doesn’t have much of a garden - it’s very small, so not much room for children’s toys and so on, which was the reason the other viewers gave. Hopefully they’ll give feedback to the agent on Monday.

If you mean by "help" another silly scheme like HTB (Help to Borrow To Help our mates the Developers) then I`m afraid it will just make things worse as economically gullible people are lured into long term debt for overpriced property, or it might actually help if they try it and get another "Truss Moment" where the bond market says No and interest rates start gong up again, that might pop the bubble for good and be the best solution.

That is a disparaging remark, implying that these choices are foolish. It's there in black and white.

The rental market is on its knees, fact.
Rent is unaffordable for many, fact
There ARE waiting list in most areas for rent, fact
Landlords can sell up which leaves renters vulnerable and with potentially looming court cases and eviction, fact
A monthly mortgage is mostly always lower than rent, fact
You WILL have an asset at the end of your mortgage which you won’t if you rent long term, fact
Landlords are selling up and will continue to do so unless labour make it easier for landlords which I doubt they will so less rentals will become available in the future.

Congratulations on getting things work with the right price!

It is absurd that people consider "soul destroying" to sell a house after a mere five (or even 2-3 in other threads) years for the same price as they bought it. There is no human right for increased property prices, and I don't think that for the most of the history the increases were this fast. It was just a few years of rapid growth now.
