Costs of Rewire/Heating system 70s 3 Bed

Hi all,

We are fist time buyers purchasing a 1970 build 3 bed, West Midlands area. The house needs total modernisation.

It has warm air heating and we are assuming that it needs a full rewire also.

My main question is just to see what people’s ideas are of costs of replacing the electrics and heating and general reno from recent experiences post-covid.

Any useful tips on cost savings or in general, is appreciated.

Had a rewire /re-plumb done on one of our BTL properties when we first purchased it about 14 years ago now. Similar property to this one and we paid £15k - would’ve been cheaper but we had more complexed work done and high specification radiators etc.
Get a few quotes though. Don’t go for the cheapest as that can lead to the most expensive. Read reviews etc.

The general number which gets rolled out for a full house renovation since COVID is at least £100,000 plus. Obviously that depends on how much you can do yourself and on the current condition and whether there is any structural stuff to do. I would say you are looking at about £5-7000 for new electrics and similar for plumbing with standard radiators.

Does the house need new wiring or does it just need a new fuse board and some extra sockets adding?

If you are putting a whole new heating system in them it is worth thinking about whether you can do underfloor heating as it will work better with a heat pump.

Plastering is expensive nowadays so that could be 600-800 per room.

£10,000 for a new kitchen

Insulation is also expensive post COVID.
