Minimal feedback

We've been on the market about 2 weeks. Have had close to 10 viewings with another 7 lined up for this week. One person said they didn't like the road noise they could hear in the garden but other than that, we've had zero feedback.

Is that unusual?

I think the feedback must be available, just someone (guessing the EA) isn’t following up properly for you.

Obviously if you wanted to put a link here you’d get loads of traffic for feedback 😉

Agent.

I’ve dealt with agents who are so abysmal that the only feedback I would give them is “we are viewing other houses.” I considered the lack of feedback to be a strong message to the seller to dump the agent. It took them a week to bother calling in the first place.

I really didn’t want to buy a house through them.

@KievLoverTwo thays really interesting- would a bad agent put you off buying if you loved the house?

kirinm · 03/09/2024 17:11

The agents are bad and we have a short contract with them.

They've just called with an offer which is positive even if it's too low for us to accept.

Yes, lackadaisical EA, and will remain so until you take them in hand. Suggestion: phone them within a few hours after every single viewing and ask 'what was the feedback' (note: not 'is there any') so the onus is on them. If they just say 'there wasn't any' express incredulity and challenge them - 'well, did you ask?' and make it abundantly clear you are expecting at least 1 substantive comment and probably close to 3 or 4 from each viewer. Etc etc etc.

Yes. I regularly see houses for sale through this agent, they seem to be able to hook in exactly the sort of property I love. I ignore them all. I will not deal with them. An agent’s biggest job is holding a sale together and I don’t think these folks are capable.

I had similarly poor experiences with their rental department too.

Not even for my dream house. I will not be responsible for them earning money.

Crikeyalmighty · 03/09/2024 17:14

I wouldn't worry about feedback OP- people say all sorts of crap rather than 'they just didn't like it 'enough' or are viewing every house in budget within 20 miles- you just end up feeling down that your house is shit ( when it probably isn't) - and the chances are feedback often relates to something you can't change at the point you are selling-like 3rd or 4th bed too small, kitchen not big enough, road noisy, didn't like the view out the back, etc, etc

@KievLoverTwo that’s interesting, thanks. We live rurally and have basically only one agent that is local and has a huge monopoly. They are terrible! But never considered someone would avoid buying a house through them. Food for thought!

I would wait a few months and if it hadn’t sold I would post the owner a letter saying “I will not buy through them, if you change agent please contact me.”

I guess this is why you sometimes see village homes for sale with agents that are inexplicably far away. Because the only local one is awful.

Good luck!

@KievLoverTwo @Wentie

I actually feel the same but although we are in London and you'd imagine having multiple agents to choose from there is one agent who dominates despite their terrible reputation.
