Should we hold off listing for this?

For context our onward purchase completed last Friday but we always knew we’d need an overlap because of needing to do work before we can move. We’re aiming to actually move out in January and the EA suggested listing in early September (we are chain free so could exchange early if we get a buyer quickly) as this was when the market would be best.

So we’re already to list next week….except, we got back from holiday and discovered an issue with the roof. The whole roof was redone as part of a loft conversion 3 years ago and one of the roof lights starting leaking in heavy rain last autumn. The builder who did it came back and tried a couple of things which didn’t fully work and then did something in April which did seem to have worked. However it is now evident it has leaked again and also we can see small damp patches in other parts of the ceiling. We messaged the builder again today and he is taking responsibility for getting it sorted BUT can we really list our house until that is sorted?? I’m also worried it’ll need scaffolding which will give anyone local the heebie jeebies if that see that before we go on RightMove etc. But more that by the time it is sorted and made good we will be into November and missed our opportunity to sell.

the other option is to go ahead and be honest that there is a leak that we will get sorted I guess but surely that will just put everyone off?? I’m not sure a casual viewer would notice it - but if we did this, how should we handle telling people?

Get it fixed ASAP. Scaffolding up shows you take care of house. Find out from builder when they can do it, push for earliest date possible, get everything ready so as soon as it's fixed you go on market, ask builder for a gaurantee.
