Guisborough or Ouston to buy a house

Hi,

A quick question for people in the North East.....if you had a choice, where would you buy a house out of the following locations:

Ouston (Chester le street)
or Guisborough (the better side)
and why? I'm open to hear the good, the bad and the ugly......

(Schools aren't a factor anymore...having good walks is, im also a nervous driver so a heavy / difficult traffic system surrounding isnt ideal). I also work from home.

I've so many questions to ask about both areas but just thought I'd make a short snappy message and ask the question.

Thanks for any help and local knowledge!

I don't know Ouston.
The summary of Guisborough above is pretty accurate. I'd add in the roads through (and in some directions out) are narrow, with parked cars, and not straight. I HATE the road from G to the coast - the road out to Boro is fine.

Thank you! I do have two posts you are right ( I will work out how to delete one). Your reply has been very helpful!! Guisborough's appeal to me is the Yorkshire Moors mainly. I find having a daily walk helps me in so many ways and I will have more choice for walks from Guisborough but appreciate that from Ouston you can walk to Beamish etc.

I haven't lived in a small area before and I think that is concerning me about Ouston, I'm not unfriendly but shy and i wonder how I will feel in a smaller area. Although I don't know Pelton I am aware it has a bad reputation and wasn't sure if that filtered into Ouston.

I also think my main concern is driving, I really struggle with the A1 and wonder how I will manage if needing to go into gateshead / Newcastle and wonder if I wanted to go shopping the roads from Guisborough to Middlesbrough would be 'easier' for me. I know going down from Guisborough throught the Yorkshire moors is hilly and not something I would manage at the moment. I'm currently Midlands based so don't know the areas well and the roads are as flat as a pancake (my nerves got a shock when I went to Durham).

I may be 'over worrying' about the road system but it looks like it could be more 'daunting' from Ouston getting places, but I could be wrong......

Thank you. I've potentially got two offers accepted on houses in both locations which is why it seems to be narrowed down to Ouston or Guisborough.

I didn't want to go for massively built up areas / towns / cities etc. My budget isn't great which is limiting. I was actually looking at Chester le street initally and then walks would be Waldridge but the house in Ouston came up (and its cheaper than chester) and I can walk for miles so walking to chester to go to tesco is no bother if i dont fancy the drive. Then had a panic and decided I'd get bored of the walks and couldn't manage the road system and Guisborough came on my radar.

'Nicer' areas have been recommended to me but they are out of budget or in a village that would require a drive to a supermarket.

The driving is a problem when motorways, hills and narrow roads are involved - thats what im trying to stay away from. Although do feel I've gotten to the point of over thinking things too much. But is difficult when I don't know the areas well enough to really cast judgement on them and I guess you don't really know an area until you live there.

I will have a look on that fb page tho! Thank you!

Ouston would be better as it would save me 25k 😂, and you do sound positive about the surrounding areas. Maybe I should come back up again and take another look.

Sorry just seen you've asked what my other considerations are apart from walks and driving. Having a supermarket nearby (well near enough, I walk an hour each way to the supermarket here for excerise so doesn't need to be on my doorstep).

I obviously was trying to avoid high crime areas.

And not somewhere too big or too small. I'm 30 minutes from a town now and that's fine (hardly go in but good if needed).

So, I seem to be very focused on quiet walks and driving....well and being affordable. I don't sound very exciting do I 😂.

Hi,

Requirements are having some nice walks nearby (that I dont have to drive to get too), they don't have to be amazing but the dog can walk for hours so decent length walks and quiet walks would be nice, rather than very populated.

A supermarket not a million miles away.

Didn't want to live somewhere very busy or very quiet.

Oh and an anxious driver so I'd do anything to avoid hills!

Daughter now at uni so schools no problem.

Budget was hoping no more than 170k. Could go a little higher. Wouldn't do a midterrace at this stage.

Guisborough has everything all in one place and ticks all your boxes. It's oft said nobody who lives in Guisborough is actually from there so you'll fit right in. Easy to walk for miles and miles but it's remoteness may come as a huge shock if you're used to living near civilisation.

I think the area around Guisborough would suit you well from what you have said. There are some lovely places to visit and for walks, coast and country - Saltburn by the Sea, Great Ayton, Stokesley. Roseberry Topping

I would definitely choose Guisborough if walking is a priority. I've worked in Durham and Chester le Street in the past but never lived there. I visit Great Ayton, Saltburn, and the surrounding areas regularly, and there are some lovely walks and walking groups you could join too.

I live very near to Ouston and if you need to rely on public transport then it's not the best. Personally I would choose Guisborough over Ouston. If in Ouston I would feel I had to drive everywhere - having said that you are within reach or the coast, Newcastle, the Metro Centre etc but .. you would need to be prepared to drive or rely on public transport

Oddly specific locations but Chester le Street area covers all bases, is reasonably priced and on the east coast main line to boot.
