No viewings. When did you start getting viewings?

House went up on Tuesday which I know is only 3 days but not a single enquiry. I’m sure when we sold our previous property (2019) the response was pretty instant after it was uploaded, and we had a handful of viewings booked in during the first week.

We are priced to sell, price is the same as what neighbours pretty much identical house sold for a year ago. And looking on Rightmove there’s nothing similar for better value. So I’m hoping it’s not the price. It’s also listed as guide price as we are open to offers.

It’s the week before school starts. Lots of people are still on holiday/getting sorted for back to school. Viewings may start once school starts again.

We had a viewing the day after it was listed and they bought it, it was mid April though so not a typically busy time for people.

I think our house is probably more attractive to first-time buyers/investors or probably very small families of 2-3 people. It’s definitely not a typical ‘family home’ type of property so I don’t know whether the school holidays should have much of a bearing on potential buyers.

I did just have a little play around on Rightmove and absolutely nothing listed in the past 2 weeks has sold in my town, so I don’t know it’s just super slow round here 😬

I guess time will tell!

Requests for viewings are usually immediate if you have priced correctly.
However, it has only been 3 days and is still school holidays. It's possible things may pick up in the next couple of weeks. Hopefully that will happen but, if not, consider a reduction. There seem to be lots of areas where sellers are really struggling to sell, despite what the mainstream media says.

Just a thought, you say the house is priced pretty much as what your neighbours sold for a year ago - has there not been a drop in prices on your area?.

@Ilikewinter Not that I have noticed. Just checked on Rightmove and it says ‘Overall, sold prices in ‘town name’ over the last year were 5% up on the previous year and 15% up on the 2021 peak’
Although they could be starting to drop :/
EA was confident but that doesn’t really mean much 😅

That’s disappointing but the market is stagnant in most areas at the moment @Americus

I would give it at least a week or two before concluding that you may have a problem. If you get to 2 weeks and no viewings booked in then you will need to reassess what is preventing people from viewing it (usually the price is too high I’m afraid).

I'm afraid the true situation is rather worse than the figures published in the by Rightmove/ large estate agents/ lenders suggest in most areas. There have been a large number of similar threads on here recently from people struggling to sell. That doesn't necessarily mean that you won't get interest though; hopefully it's just a case of school holidays being a bit quiet.

My brothers house went on the market last month. First day there were 17 enquiries. 15 resulted in viewings

Their vendor had similar numbers

Im assuming it’s the increased interest rates over the past year?
The EA did say the market was a bit slower than a year ago but didn’t seem concerned (although I guess they aren’t going
to say anything too off-putting!)
Looking at Rightmove hardly anything seems to be selling in both my town and the nearby town we are hoping to move to, 99% of houses listed in the last month are still on there.

Hi, I’m looking to list my house mid September. My friend went under offer after listing her house on bank holiday Monday this last week and 2 houses in my village have just gone under offer this last week also. I’m feeling positive (even wondering if I now should have listed bank holiday Monday!) it may depend where you are based but the general feedback I have from others also selling/listing is it’s starting to pick up again now! 👏I do think buyers are getting in now in the hope of grabbing a bargain before they up the CGT in March. I know I will be trying to buy asap (if I sell 🙏) just in case as this slow period won’t last long and prices will be creeping back up again come March!! 😫 Good luck and wishing you all the best with your sale.

People saying about the massive amounts of viewings/offers they're getting is irrelevant as the housing market is totally different in different areas. Round here the ones selling are priced less than/same as similar selling prices for last year and the peak was 2022. Most properties seem to hang around for ages and have multiple reductions. I would think with the crackdown on landlords, possibilities of increased cgt on second homes and general pessimism atm its a buyers market in most places.

I do wonder if the general pessimism across the board is because of posts like this though? I will be a buyer too if I can sell and the houses I have my eye on have all sold!? 😫

I sold 2 years ago & still look on Rightmove almost every day. I saw my former house is on the market & noticed it went under offer 3 days later. It was on for 65k more than I sold it for, which is about a 20% increase. They have done a bit of work to it but mainly cosmetic, no new kitchen or bathroom or any major work. Gutted.

For reference it's in a small village in Kent, 10 miles from the M25 & 2 miles from the M20.

I am finding that the houses that are presented well are selling fast. However, the ones that need work are hanging around for longer regardless of location, this happens in normal markets anyway but more so now for sure. I do wonder if a lot of people who do post on forums like this downplaying the market are actually buyers trying to bag a bargain maybe? If they are not selling or buying why would they be on here otherwise? Social media may influence some sellers to list low I suppose? 🤷‍♀️ One thing is for sure Stamp duty will rise in March 2025 and this will have a ripple on effect. Most first time buyers will buy now so they don’t pay as much as they have to pay for this with savings as you can’t add it to your mortgage. If first time buyers buy to avoid the stamp duty increase the market starts moving and prices will start to creep back up again. I want to be sold and hopefully in my new house before then as I don’t want to be overpaying for the house I buy! It all works in roundabouts.

Maybe they just got very lucky. I suppose it only takes one buyer.

How will buyers be affected by CGT as that’s a tax on selling.

I put my very small, quirky flat for sale last year. EA didn’t contact me until a week later with 5 booked in viewings. I did ask if he could put them all on one day if possible as I wfh. I was worried no one was interested.

it sold to the first viewer for asking price. Maybe they are doing what mine did.

Stamp duty is increasing for sure so most first time buyers will want to save thousands and buy over the Autumn period so they can complete before this comes into effect. 👍
