Full house rewire

Hello all

I’ve had a quote to do a full rewire and just wanted to check if the payment structure proposed by the electrician is common practice.

The quote for a full rewire is £5,500 + VAT. It’s a 3 bed house roughly 1100sqft.

Payment is being requested as follows:
Before the works start an initial deposit of £1,000 towards material, and then the remaining balance can be paid on completion of the works.

Is this normal?

p.s. any advice for a full rewire is much appreciated. Currently going through the house and thinking about what we want (we will ask for more sockets than we need!) Roughly a month after the rewire we will probably also need to replace the boiler as it’s on its last legs.

Thanks in advance ☺️

I think ours was £3k 15 years ago in London. 3 bed terrace.

So yes.

Get three quotes though,

Sound reasonable to me. They will have to chase (cut) channels into the plaster and take flooring up so there will be a lot of mess and disruption. I would clear out as much stuff as possible and possibly put some stuff in storage temporarily?

We usually go for at least one double socket in each corner of a room and then make sure there is one on any isolated bit of wall, like sections between two doors. Also don't forget about the hallway.

Good opportunity to put extra lighting in too like side lights.

Thanks for the responses! And it’s normal to pay a deposit before the work has started?

They have asked for an initial deposit of £1,000 towards material, and then the remaining balance can be paid on completion of the works.

Partner is an electrician and the price is fine. He doesn't, as a rule, ask for any money up front but if you pull out he loses a weeks work or more so I can sort of see why he needs commitment from you. Especially if he has overheads / employees to consider.

BTW a follow up question - what should my electrician issue to Building Control - an electrical safety certificate?

They informed me they would notify building control at the end of the installation. I would just like to make sure all the required docs are issued accordingly.

My electrician is NICEIC registered as well as on the Competent Persons Register.

p.s. thanks for all the responses here about my initial question - the electrician has agreed to take payment at the end of the works 🎉
