What's going on here?

We offered on a house ten days ago, offering 270,000; asking was 285,000 and it had been on for two weeks with no offers. The agent got back to me and said they'd be willing to accept 280,000. We offered 280,000.

I had no reply for a couple of days, then emailed to ask for confirmation of receipt of the offer. The agent replied to say that they viewed the offer favourably, and we hadn't been outbid, but the vendors were viewing a property in a couple of days and didn't want to commit before that. He specifically said they're definitely not holding out for more money.

Their viewing was on Friday. It's Tuesday now and I'm fighting the urge to email and again and ask where we stand.

It doesn't make sense that they'd not want to accept till they've been accepted on another property, surely; they wouldn't be taken seriously as buyers without being sale agreed? And if I were them, I'd definitely be holding out for a few more weeks to see if there was more interest, rather than accepting below asking, I think. But why would the agent specifically say they weren't doing that? This is a couple who apparently have bought and sold 11 times in the last 10 years, so I can't imagine what their perspective is on this.

We do really like the house, it's got everything we need for a reasonable price. But we're in a hurry to get sorted. Is it too soon to contact the agent again?

I would contact the agent asking to view a different house and explain you had made an offer but as it had not been accepted you were looking elsewhere.

This also let’s them know that you are not willing to hang about whilst they use your offer as a starting point for other prospective purchasers.

Could be that they are unsure if they definitely want to move and want to see some properties and find one they like before committing to selling?

Could be that until they know how much they need for that onward purchase they don't want to commit to accepting £280K.
