Buildings insurance on a new build?

I've just exchanged contracts on a new build that won't be ready until the end of October. My mortgage company have requested that I have buildings insurance from now (i.e. point of exchange), however I am struggling to find an insurance company that will cover me.

All the companies I've spoken to so far have said no, because I can't meet simple requirements like saying what type of lock the property has, does it have an alarm, will it be unoccupied.

Has anyone come across this before, and how did you manage to insure the property?

Why can't you say if it will be unoccupied? You must know that?

Aviva don't ask for type of lock, IIRC. And just say no alarm (you should only say yes if you'll also set it at night anyway).

In my past experience the builders insure until handover.

I know it is unoccupied as in no, there's nobody living there - but it's not a house that's open to say squatters, or storm damage going unnoticed. It's on a development, under the management of the builders and they secure it as they do any other building site.

And again, it's not a black and white answer to 'does it have an alarm'... the electrical wiring is still not even complete!

Thanks @NoWordForFluffy I've tried them and they won't insure it.

I've put a request for help with the developer, Redrow, so waiting to see what guidance they can provide.

Thank goodness - all sorted! Thank you for comments and suggestions.

My solicitor has been in touch with the mortgage lender and confirmed no buildings insurance needed by me, until completion; they've agreed. So a whole morning of banging my head against a brick wall, all in vain!

I'm buying a new-build and asked the developer about how to insure at exchange given that it won't have been completed at that point. They said I don't need to insure it until the day before completion.
