New job and mortgage

My partner hates his job and is currently in conversation with an old place of work for a new role there instead. Problem is that we are trying to move as soon as possible.

We have a 40% deposit and I can carry the mortgage on my wage alone. Would we be refused a mortgage if he takes the job and is there only a month when we need to get one? The job would be a £10k pay rise. It's our first mortgage

My job wasn't even considered for our mortgage. DHs was enough on its own but we went through a broker. I am still on the mortgage.

If your job is well over enough for it then that's fine. Just be sure that you're looking at the mortgage lenders affordability calculations rather than using your own calculations.

Ok, sounds good. As long as he can be on the mortgage, it would be fine. Ironically he is the higher earner. It would be nuts not to go for this job opp though as his current place is so bad.

I've done a test based on our deposit and only my salary and got a mortgage in principle on that.

I was able to get my salary counted in a job I only just started because I had a long history of work in the same sector. I had a mortgage with an ex partner. For one of the building societies we approached, due to their job being temporary not only was their job not counted as they were also classed as my dependent. This including budgeting for their child maintenance which they wouldn't have to pay at that level if out of work. Was absolutely fine when I went elsewhere. So depends on their lenders individual criteria. Got the mortgage with nationwide in the end for a decent rate

I’m on a temporary contract which runs out next year (just under a year from when we remortgaged). There was talk about me having to get extra proof that the company would keep me on after. Not sure how I would have done that tbh. But we both sent in payslips and the lender said because DH’s income was enough for the affordability assessment they would only use his so I don’t need the extra stuff. DH was still in his probation period but similar to PP he said he’d been working in the same sector/ industry for years so they were ok with it.

Both our names are on the mortgage.

I think if someone has recently started a new job the usual procedure from the Lender is to ask for written confirmation from the new employer that the job is permanent and not subject to a 6 month probation period.

I really wouldn’t worry, we got a mortgage when we both had new jobs and we needed both incomes for the borrowing amount. We had to show copies of our employment contracts. My husband didn’t even have 1 payslip from the new job when we applied!

me and my partner have just bought our first home and he hadn’t even been in his job a month yet so had only been paid for half a month. We went with NatWest and they just asked for his new contract confirming his new annual wage, payslips from his old job and that’s it. All went through fine, hope all goes well for you x
