What is this and who can fix it?

Please can anyone help with what is causing this and what I need to do to fix it?
The room is an upstairs bedroom, gutters have been cleared and are apparently not leaking. Roof was re felted(?) a few years ago so shouldn't be leaking.
It is slowly getting worse.

Is there any pipework in there or above? There's definitely damp from somewhere. Or some guttering damage in that corner. What's directly above the corner?
If it's to do with pipes it's a plumber you'd need. Does it get worse when it rains, or when someone has a bath/shower/uses plenty water?

Probably get a roofer out to check, is this a flat roof? Did you get any warranty with the repairs carried out 3 years ago?

If it's not been placed correctly it will be acting as a wick. Get a roofer in to check. They can also check to see if the gutter has a slight horizontal crack in it at the same time.

EDIT - did the person who checked it pour lots of water in it? The crack might only open up with weight, or be 3/4 of way up.

Could also be condensation, keep a window cracked open in the room. But the fact that it is in just one corner points to a leak.

Thanks for replying. I don't think there's any pipework. We are a terrace and the gutter goes straight along to next door who doesn't have any similar problems. Doesn't seem to get worse when it rains but I once left a bath in all night and it was darker like it was wet in the morning...

Thank you for replying. No it's not a flat roof and no unfortunately I didn't, it was done by a family friend who is now no longer around...

@peachsnapz as it's water related I would speak to a plumber. If you just talk to him on the phone and show a video of it then he might advise something else or then come and help. They are usually quite helpful even if you just ring them up with a query.

I doubt it's anything you do with the bath as it's not above. Definitely looks like a leak to me. Is that a crack running along the ceiling? Is there a loft and have you checked up there if so?

I'd definitely go with a roofer first. Try to find one who's been recommended by someone you know, perhaps ask neighbours? My experience with them is that there's a lot of dodgy ones!

Thank you it's not a crack no, there seems to be a strip of something around the edge of the ceiling. There is a loft but I can't get up there. Yes that is my worry as I can't see the problem someone could go up there and say that anything was the matter!

I had a leak a few years back. I got about 5 different firms to come and have a look (I know a lot of people say they struggle with getting quotes, but perhaps it's area dependent?) and had a wide range of advice, from a whole new roof to various repairs. The more quotes you get, you can seem to work out the chancers. I went with some older guys, who also happened to be the cheapest. They just repaired, laughed when I mentioned the new roof quote and I've had no issues since.

Given that it doesn't get worse when it rains but it did get worse when you left a bath full of water then my bet is that it's condensation forming on the cold ceiling and trickling down the wall.

What sort of boiler do you have OP? If it's not a combi boiler it could be the header tank in the loft that is leaking.

It's a combi downstairs so no tank in loft.

We had something similar. It turned out to be condensation. It was in our teenage son's bedroom and the corner was above his (often very hot) gaming computer. It is a small room and he rarely opened his window.

A bit of ventilation and fewer glasses of water left lying around solved the problem. Much cheaper than a roofer 😁.

Thanks that's interesting. I did wonder if it was condensation but I always have my window open in the day just not a night (spiders! 😩). I don't have a computer, TV or anything like that just my bed under it 🤷.

How well is the bathroom ventilated? It could be causing condensation in the roof void above the bathroom (steam from bath/shower etc) and then trickling down into the room next door. We had exactly that happen. When we looked into the loft, we spotted it straight away - the wooden beams in the apex above the bathroom were clearly wet and there were drip marks down the beams which then dropped into the ceiling of the bedroom next to it. The insulation above the bedroom was soaked through. Easily solved by fitting an extractor fan in the bathroom vented through the outer wall.

They're not expensive, and will help determine if it's just plain condensation that has become mouldy. In which case ventilate the room and consider a dehumidifier.
