Will any house sell if cheap enough?

We have ended up with a house that is proving hard to sell for a number of reasons (related to specific location and a historic neighbour/boundary issue), though it's in a "desirable" town and it loads of plus points.
We are really needing to sell.
If the price is low enough, will any house sell? Willing to take a big hit to be free of it, but is there a price for everything? Any experience of this? Thanks.

Yes. Well, I assume so. Can't think that any of the problem factors would affect that. (We are obviously insured and also have a mortgage). Thanks for replying.

Friends bought a house near a water treatment plant for a song in around 2003 and sold it with no problems when they divorced during Covid. Well below typical prices for the area, but they had no problems finding a buyer. When they bought it, it had only been on the market for a week - it was sensibly priced and they made a fair offer.

There is a small, immaculate bungalow near me that’s next to a petrol station. It came in the market last month for £250k (small bungalows usually sell for £300k+) and has sold.

There are companies that buy houses that are difficult to sell quickly, or you could trade it in for a new build, but both of those options will mean selling at below the market value, so much depends on how much equity you have/can afford to lose.

Yes, anything will sell at the right price.

Is there anything you can do to sort of the historic boundary dispute problems? Has the boundary now been agreed legally? Is there anything you can do to improve things? If not, all you can do is reduce the asking price, possibly significantly depending on levels of interest, the exact nature of the problems, etc

Could you look into auctioning it rather than a standard sale if you’re struggling to find a buyer? Often builders buy up houses at auction to do up.

House near to me was in a very poor state inside after its elderly owner died and it was left empty for a long while whilst probate/inheritance issues were sorted . It was bought by a builder for well under the market value of similar houses in the neighbourhood . He has done it up and now rents it out .

Yes, absolutely it will sell. If it's a "difficult" property, there are people who specifically look for these at low prices because they have the motivation, acumen and resources to do something with either the property or the land that turns them a profit.

The answer is 'yes'. And don't bother with auctions or 'we buy any house'-type companies, if you are going to sell it that cheaply you might just as well do so through an EA. You'll save yourself hassle and risk and could help out somebody such as an FTB struggling to get on the housing ladder. Spend the evening doing some research on comparable 'sstc' properties on RM and similar sites, then list for 15-20% less than their asking price.

We sold flat that had a low lease, sat above a shop, not great area at an auction via a local estate agent. All went very smoothly, so pleased to be rid of it, that may be an option for you.

The boundary issue, depending on what it is, might not be as much of an issue as you think. A friend bought a house with a boundary issue, because she was happy to relinquish the contested part of the garden to the neighbours who were contesting it. After that it was relatively straightforward: it didn’t actually make a material difference to the value and the legals weren’t difficult. Somebody will always be interested at the right price.

If a house is cheap enough it will sell. Every house will sell.

Ask an EA and make it clear that you are very motivated so you only want proceedable buyers.

I get it OP. By the time I sold my second house I thought it was worthless but it wasn't. I ended up losing money but it did sell.

Definitely. I've known people buy properties with all kinds of issues but if the price is right someone will buy it
