High risk of flooding

The house come on the market we like, we researched the house and showed high risk of flooding from surface water and end of the garden is on main road, very noisy garden with north facing as well. The house needs completely renovation which we don’t mind that. The vendor of the house lived there for 30 years, they past away and kids are selling it now, plus road noisy when you open the back windows. These are negatives of the house.

Road noise you get used to but high risk of flooding would be an absolute no from me.

I live on a main road and I'd never do it again. The high risk of flooding would cancel this one out for me. It's often hard to reinsure if the place floods, and with global warming we're seeing more and more extreme weather. I don't know why you'd take that risk.

There is no way I'd ever even consider it let alone but it OP. A relative once lived in a Cottage where it sometimes flooded through surface water. Even in the height of summer it always smelt damp and whenever I stayed there I always ended up with breathing difficulties, I assume from mould?

I'd feel anxious every time there was heavy rain forecast, and for that reason it wouldn't be my ideal home.

If you need a mortgage you may not get one with the flooding risk. That and noisy main road? Don't do it, something more suitable will come up.

Location and the size of the house we liked but with all the negatives we are not sure as there is no house on the market around the area we like🫣

Flood risk is a no.

With climate change the country will be wetter & get more extreme weather events so I would run a mile from anything with a flood risk.

I would wait until a house comes up that doesn’t have these issues. Too many compromises.

Years ago, we lived in a house that has smoke damage from a fire next door; that might not sound too bad, but believe me, it affected everything in the house and was incredibly difficult to deal with.

The prospect of living through a repeat, but with mucky water? Never in a million years. Sorry, OP, it sounds like you’ve got your heart set on the house, but you’d be setting yourself up for years of worry, and potentially huge upset and financial loss. Head needs to rule heart.

The flooding risk on its own is a definite no, but so is the main road for me. We have just moved from a noisy main road to a quiet cul-de-sac and the difference in “background stress” is like night and day. Noise pollution, stress due to noise and the actual pollution from cars are very real. You will find something better!
