Selling flat. Deed of variation or new lease

I am in the process of selling my freehold flat. There are a couple of additional rooms being added to the flat as shown in the original lease plan (long lease) and a couple of the terms of the lease are being changed. There is no ground rent and lease has no length issues. My solicitor says quickest, easiest way and cheapest way is via a Deed of variation but purchaser's solicitor is saying a new lease is needed.

Does anybody have any experience in this and is able to provide some advice.

Do you mean the description of the flat needs to be changed to reflect the rooms but the plan is correct? Or is a new plan required?

If the square footage of the flat has not increased, technically you don’t need a new lease. Sometimes the Land Registry says one is needed so I suppose the buyer’s is playing safe.
