Purpose built flat in 70s building?

Hello

I wonder if I could get some views on my situation please.

Partner and me are moving out of London, have got an offer accepted on a purpose built flat. It’s in non-attractive building from the 70s, top floor, balcony, bright and lovely communal gardens with a little stream. I like the flat, not so much the building but the location is great too - close to the high street and train station.

I still have my doubts though. I dreamt about buying a cottage, we actually had to withdraw an offer a few months ago as the survey came back with major issues. We can’t afford a completely renovated cottage and I’m also worried that if we bought one in okayish state, we would still need to spend £££ on various issues (eg last 2 ones we saw had damp).

Has anyone here been in this dilemma of moving to a not so pretty but financially safe property or chose a riskier option eg cottage?
I’m also worried about struggling to sell a flat later down the line, although it is share of freehold and well located, has absolutely zero curb side appeal.

Having lived in a 70s block I'd say yes every time. Usually larger sq footage, in built storage, balconies, communal gardens.

Save the cottage dream for a while, they're money pits.

We owned a 2-bed flat in a 70s block in London, it was so spacious with lots of storage, lots of light. We never had any maintenance issues, damp, mould or anything that friends in older properties seem to get. We sold fairly easily, was made tricky by a short lease but got there eventually for a decent price. You don't sit outside looking at your own property! A flat will have far lower running costs than an old cottage. Location is so key as well, you can't change that.

I read somewhere that 1970s properties had the biggest size room. Sounds a great flat. You don’t look at a building when you are outside.

I chose space over curb appeal and have no regrets. My house will not be winning beauty awards, but it is solid and relatively low maintenance, compared to a quaint cottage.
