Our buyer just pulled out

That's it really. No point to this thread, I'm just feeling sorry for myself!

Had the electrics checked today for her, then after they left had an email from our solicitor to say she's really sorry but she's pulling out. With no reason at all.

We were about to exchange. Why do people do this?

They get cold feet when the rubber hits the road, just before exchange.

Happened to us… FTB got cold feet. No reason given. TBH I didn’t care what their reason was. Fact was they pulled out and we had to move on. Luckily we had another offer some weeks later. Go back on the market asap. You’ll find a new buyer x

Sorry to hear this, the English system is awful.

Our buyers pulled out on the day of exchange....(couldn't get the final tranche of funds together despite the agent and everyone assuring us it was all fine).

We did resell quite quickly and found another house, but it was horrible to deal with. Good luck and wishing you a speedy resolution/completion!

All sorts of reasons.

They may have lost their job. Relly stumping up part of the cash may choose not to. Seen a better deal/more suitable house somewhere else. Parent has died and they are going to have their house instead...

It goes on ...

I think you have to remember their reason for pulling out although might make you feel better if you know it ultimately won't have any effect on the outcome, no matter how stupid/justified it is.

It happened to my elderly parents six years ago - first time buyers withdrew after about eight weeks. My parents did get another offer quite quickly. It does work out sometimes.

Get it straight back in the market, clean and tidy. Good luck.

Thank you everyone. We have gone straight back on the market, but not sure our vendor will wait for us 😢we will find out tomorrow I guess!

Well we haven't heard from our vendor yet, but we have 3 viewings booked in for this weekend at least! Crossing everything that one of them likes it!

Just happened to us, for the second time. We’ve taken the house off the market for now. I just can’t face going through it all again.

Lots of reasons… it’s not personal though it may feel personal.

They may have got cold feet or may have seen a property they prefer.

Good Luck with your viewings & hope you get a new buyer very soon who is more committed.

@NewFriendlyLadybird it’s such a pain, having to keep up on the tidiness for viewings is the worst for me. Can’t help but feel the system is flawed. There should be a deposit with offers imo.

Happened to us early this year buyer was literally in the house the day before saying what she was going to put where, asking us if we would leave some items of furniture, next day pulled out and made some quite rude comments about house to estate agent, unfortunately we have had absolutely no success finding another buyer despite dropping price nearly 10% below what they offered
