Anyone know the legal answer to this??

So I’m going through a house sale/purchase atm. As a single working parent doing this alone, with horrible, rude sellers’ and their agent, it reduces me to tears most days.

Long story short. Seller’s are 3 adult siblings selling their deceased dad’s house. They accepted my offer, I paid for a survey, solicitors fees etc. it’s 3 months in, which is pretty normal. I’ve done everything as fast as I can and we’re only a few weeks from exchange but they’ve decided it’s going too slow so they took it to another agent (their original agent still gets the commission if I buy it). It’s marketed as “available”. They haven’t pulled out and my offer still stands (they just want to have their cake and eat it). Out of curiosity I emailed the new agent pretending to be a prospective buyer and asked if there had been any offers on the house. She said no. So I sent another one “so just to clarify there has been no other interest in the house?” She said “no, if there was we would tell you if you booked a viewing.” So she’s lying or the seller’s lied to her when they put it on. I thought estate agents had to tell interested parties about other offers. Are any laws being broken here and by who? Anything I can do? I would love to walk away but this is my dream home and despite how much a hate the sellers I really love the house, there’s nowhere else like it. Thanks for any advice :)

Not rlly anything you can do here, apart from confront the sellers & say any more funny business + you'll walk.

Just push exchange to happen asap & don't let yourself get 100% hopes up in case someone comes through with higher offer.

Before exchange you have very few legal rights x

Is it pretty normal? The sales I've dealt with last year and the ones I know of this year have taken 12 weeks from offer to completion. I would be pushing to exchange asap. They must be ready to exchange if they feel you're dragging your feet. Are you not ready by now?

Once you've exchanged then you're in a much stronger position. Until then either party is entitled to pull out or change the terms on offer with no legal consequence.

As others have asked, can you tell us what exactly is preventing you from exchanging contacts?

it's 3 months in and you are a few weeks away from exchange. Why with such a short chain are you still a few weeks away? No wonder it's back on the market. The agent may not know the background and only know they haven't had any offers
