Hi all,

Had a survey completed today - majority seems fine but a few areas which have scored in the red. Looked concerning at first glance but now that I've read through it a few times may not be too concerning? I have attached screenshots about the areas in question.

One of them seems to simply be to do with having a carbon monoxide alarm fitted - easy job. Others related to not having copies of most recent boiler service & same for gas and electrical safety certificate.

I have forwarded a copy on to my solicitor and have raised these questions. Also asked vendor via EA whether there is any further documentation she can provide in respect of boiler which she states was serviced a couple of months ago and also gas/electrics.

I received this earlier today, so not quite got to grips but I am going to have a look at quotes for plumber/electrician should I need updated safety checks prior to completion.

Is there anything else I ought to be thinking about? Am I right in thinking these things don't seem too concerning?

Nothing overly worrying there. Perhaps the 'bad quality' plumbing. I would give them a call and ask about section you're not sure about- most arr happier to be open in conversation.

Most houses would fail the electrical test he is suggesting, as regulations change all the time.

Honestly, this kind of stuff is why I loathe surveyors with a passion. They have charged you huge amounts of money to just copy and paste meaningless crap in a mildly threatening manner. That bit about checking the electrics and the boiler will be in every single survey they write - guaranteed. And the plumbing - it's not leaking, plastic push-fit fittings are a perfectly normal legitimate type of plumbing. But it MIGHT leak - yes, all plumbing MIGHT leak. It's just bullshit upon bullshit!

And the bit about if the water is cut-off, then you'll have no running water. I mean FFS of course you won't!

I wouldn't be concerned about any of those things. Not having documentation doesn't mean anything is wrong, it's just arse-covering by the surveyor.

I had that line about the carbon monoxide alarm in a survey I had done. The flat doesn't even have a gas boiler 🙄

If that’s the most worrying part of the survey you’re extremely lucky! Nothing there that would concern me. The sellers should get the boiler serviced prior to exchange to satisfy your solicitor but that’s very straightforward.

I wouldn't be overly concerned. You can ask your solicitor to ask for a copy of boiler service and where stop tap is as extra enquiries. We had a lot of problems with the boiler in our last property, an engineer we totally trust told us to replace with a Valliant or Worcester Bosch, both more reliable and supply boiler parts for a good number of years. When we moved, we accepted so as part of the new purchase we wanted our engineer of our choice would service and check the system. That was ten years ago. Boiler is a 2014 model and never let us down. I wouldn't worry about electrics unless there the old style fuses indicating older electrical wiring - trip switches are there for protection.

Just got confirmation of the last service for boiler too :)
