Hey everyone

Following my divorce I’m looking at buying a small 2 bed for my son and I. I’ve found a small 2 bed in a perfect location, within budget but would like to put a single storey extension on the back to give more downstairs space.

Can anyone give me a rough idea of price of an extension? It would be about 4x3m, kitchen would stay where it is but in time probably knock through to make it all open plan. We are in Oxfordshire.

It will take twice as long and costntwice as much as the original estimate.

We are having basically the same done but no wall knocked through and it is £65k, we’re in the North East x

Rough estimate, based on current prices is £2k per sq/m

Sorry, I think I may have given the wrong figure and that's the estimate for a new build. An extension will be more than that, probably closer to double that cost but a lot will depend on finishes etc.

@Singlemumsolobuyer for a 12sqm basic build to plaster finish with non fancy glazing, you are looking at about 50k. Kitchen, flooring, decorating etc will be on top.

Really that much? Have you based this on your own extension - if so where are you based?
I thought I’d be looking at around 30k 😭

My own extension is the same size just no knock through of any walls and is £65k, currently in the process of being built

Yes, based on recent experience. I'm in the South. The costs rack up, and there are many 'extras' that ramp up the costs. For example, £2k was spent on skip/waste removal!!!!

The trouble is, costs for the work have doubled in the past ten years. Everything: carpenters, electricians, plumbers, wood, glass, council permits, waste removal, I mean everything, has increased hugely in cost.

it’s actually cheaper per sq m to buy an equivalent house that has been done to a decent standard already. Better to know this now before you commit!
