Floorplan help

Hello, which of these floorplans do you think works/flows better? We are a family of five, three children aged 1, 4 & 5 but obviously they won't be that age forever!

First one has two dining seating areas and not sure if this is too much for the space we have - but currently the kids have the dining table taken over with artwork constantly so we never actually all sit at the table together as it takes too long to clear it 😂 so I was thinking having seating at an island would be a good addition.

Second option only has the one dining seating area but has extra floor play space and more space around the french doors for access in and out.

Any thoughts much appreciated! Thank you

For me, 1. But without the seating at the island. If they make a mess of your table, I can guarantee that will migrate to your counter top. I'd try and encourage them to use the coffee table for drawing, and keep plenty of toy storage there, if you want the dining table kept clear.

Thank you @Seaside3 we don't currently have a coffee table so I hadn't actually considered they might use that surface instead, that's a good point

You could have a double with island if you want, with cupboards on your dining side.
But yes, coffee table in seating space for kids.

DoublePeonies · 18/08/2024 11:07

I think both are slightly lacking in worktop space - especially if the island hasn't got power sockets, or is to be used as the eating place.

What is going in the gap top right-ish of both designs - there is a window market, but it appears to just be a gap. Is that to enable opening the doors of the larder cupboard run?

HouseOclock1 · 18/08/2024 11:22

The little window markers are narrow but full length windows, so not able to put running cabinets/worktop all the way across. And yes also space for opening the fridge which is in that top right corner

DH has added another option in 😅 do away with the table (store it in the barn incase we want to bring it in for occasions) and have it like this instead

Can I ask how you're making these? Is it an app?

HouseOclock1 · 18/08/2024 18:49

Yeah, it's called Room Planner

First one feels the most natural to me,
Do you have other rooms downstairs?

HouseOclock1 · 18/08/2024 20:30

Yes, it's a bungalow. But this is the only living space, the other rooms are bedrooms/bathrooms/laundry room

So no other living room? Do you have enough sofa space?

Are you absolutely sure you only want one big space? It might be lovely while they are small but when they start watching you tubers droning on about Minecraft you become very grateful for walls!

NeverDropYourMorayCup · 18/08/2024 22:26

I like this option- have a kid's level table in their playspace & keep the dining area clear

Adding walls into this space would just end up making even less space to use I think and also isn't really doable at the moment. Our master bedroom (next to this room) is a decent size with space for armchairs and a TV, with french doors onto a patio, so we figured we could always retreat in there when the kids get to the age of taking over the sofas etc. We also have a barn next door with toilets/kitchenette etc that we thought we might make into a games room for older kids
