Hi all

I thought I'd pass on some positive news to all you sellers out there. We have sold our property and are living in rented for the time being and I am desperately trying to find a new home BUT 3 of the properties that I wanted to view have sold already. They have only been on the market a week!! Hopefully that will cheer some of you.

Back to the drawing board for me though!

and actually it sounds like early days as regards those houses' offers, one or two may well come back on, make sure the agents have you on an 'interested' list.

Only 2 in 5 sales at then moment are going through first time.Every house I have viewed since september is still for sale or has sold and then fallen through bar about 3.You may still get your house!

I wish our purchase hadn't gone through. We got swept away with the panic of mortgages becoming harder to get and stupidly bought at the top of the market last Autumn. The only consolation is that we have a tracker which is dropping with the interest rates and so if that continues a couple more quarter points, it will be cheaper than renting.

Good luck AnnaCatherine73 - I'm sure you'll find something, especially as you're in such a great cash position.

The house down the road from us went in 3 weeks but the area I am watching looks a bit sluggish. I think this might be good for us

We've been looking for ages and the same houses are circulating. They go under offer and disappear for a bit and then a month or so later the sale has fallen through and they are back on again.

Each time its getting harder and harder for them to get the asking price and so each time it takes longer to get another offer.

The house opposite us sold really quickly. But DH heard yesterday that its been down valued in the valuation. Instead of dropping the price the sale has fallen throgh and its going back on at the original sale price. Surely though it will get down valued again even if they do get another offer. I don't understand their thinking at all.

The RICS report that came out this week was full of surveyors sories of down valuing and some even suggested you needed to be getting at least 20% off in order to secure the mortgage.House price falls will benefit most people esp if you want to trade up.

Oooh - the valuation on our prospective purchase came back at the level of our offer. Does that mean a) our surveyor is more chilled than the rest of them or b) that we've negotiated a reasonable price or c) something else.

Put it another way - is this a Good Thing? We're planning on staying there for 5-10 years anyway.
