Is it usual to include freestanding range cooker in house price?

Would you expect a freestanding range cooker to be included in the house price, or would you expect it be offered for buyers to purchase for an additional cost if they wanted it?

(whole kitchen and range cooker are 3 years old in good condition)

I did last time we sold. Agent advised that we did, so we did.

Followtopic · 14/08/2024 21:17

I’d expect them to take it with them - like the fridge and the deep freeze and the curtains. Agas, Everhot, rangemasters etc all are usually moved at the point of sale unless under separate negotiation.

Flubadubba · 14/08/2024 21:18

I would expect them to take it or sell.it if it's the age. That said, we were left a 20 year old range when we moved, but it was on its last legs!

KievLoverTwo · 14/08/2024 21:18

Purchase. Advert should say space for a range cooker to make this clear. As well as other non fitted white goods, eg dishwasher, space for a dishwasher.

MissAtomicBomb1 · 14/08/2024 21:23

We were told by our estate agents that as it was freestanding it wouldn't usually be included in the sale, just like an American fridge freezer or dishwasher for example. The buyers moaned though & we weren't sure if we'd need it anyway so left it as a gesture of goodwill.
The bastards then complained that I hadn't cleaned the oven to their standards!

mitogoshi · 14/08/2024 21:25

Only price separately if you are willing to move with it!

Bedtime91 · 14/08/2024 21:26

Interesting - when we were viewing our current property, agent said to me 'sold as seen'

I can't remember what prompted it but shortly into the purchase process, vendor tried to charge us an extra £3k for the range cooker and the bifold blinds (which are made to measure, so taking them with her would have been pointless!) so I called her bluff and they remained.

Assuming you're the seller I don't think it matters as long as you're clear up front about what the deal is.

I'll be leaving the range cooker behind but taking the fridge, dishwasher and washer/dryer so will make that clear to the agent to avoid any surprises

Ariela · 14/08/2024 21:34

Ours is a Rayburn so also does the heating and will remain.

Onehappymam · 14/08/2024 21:37

We left a range cooker in our last property. In my mind, it’s part of the kitchen. Also left all blinds, curtains and light fittings, some of which were very expensive. It was a new build and everything was neutral.

The buyers only lived in the property for a couple of years. They sold the range and the light fittings separately to the next buyer!

DrySherry · 14/08/2024 23:54

I wouldn't expect it included but you might be offered it as an extra

purpleme12 · 15/08/2024 00:03

I don't know but ours came with the oven. It's not a built in one. And it was no extra cost

Bootoagoose123 · 15/08/2024 05:22

We just moved and left ours and our sellers left theirs at no cost, as part of kitchen.

ArcticBells · 15/08/2024 05:59

I was advised by agent that it's normal to leave it.

rwalker · 15/08/2024 06:12

I’d expect them to take it think the only time there left is if they don’t want it or cba advertising it for sale

Zonder · 15/08/2024 06:17

We assumed the rangemaster in our house would go with the owners and were delighted to find it still there when we got the keys. That and the fridge and separate freezer plus some of their contents

Twiglets1 · 15/08/2024 08:27

It's a bit tricky but if it is the only oven in the house I would expect to leave it. Maybe I would try negotiating to get some money for it but if they refused and said they expected there to be an oven in the kitchen I would accept their logic.

This!

HoolsB · 15/08/2024 08:32

We sold our Range Cooker at an extra cost in our old house, a cast iron range id probably leave as they cost a fortune to move.

LindaDawn · 15/08/2024 08:59

If I didn’t want to take with me I would leave it as a goodwill gesture.

SunQueen24 · 15/08/2024 09:00

I sold my range cooker as an additional fixture and fitting.

Scissorsisters · 15/08/2024 09:13

Either way but the advert must be explicit.

Theweepywillow · 15/08/2024 09:14

Aren’t they all freestanding? I would assume in the price, like any cooker, and we will leave ours. If/when we sell.

TemuSpecialBuy · 15/08/2024 09:15

As a buyer I’d always ask and never assume

it’s very 50/50
some vendors will throw it in given it’s a 000s purchase… other vendors are knob heads!!!!!

Panicmode1 · 15/08/2024 09:18

We will be taking ours when we move having just paid ££££ for it. When we bought our current house, they took their range with them.

The particulars should be explicit!

SoManyTshirts · 15/08/2024 09:19

I walked out of a purchase some years ago because the vendors couldn’t take the range cooker or curtains etc (they were emigrating) and wanted cost price for everything. If I’m paying new price I’ll have a new cooker under guarantee and choose my own!
