Hi all,

We’re currently weighing up whether to extend our current house or move.

Before I get any builders out.. could anyone give me a finger in the air idea of how much to is would cost?

We’d like to knock through the kitchen into the utility room, knock down the rear porch (which is currently like a mini conservatory) and add that space to the room, then turn half the garage into a shower room/utility.

Obviously we’d need to factor in new kitchen/bathroom bits/floor, but interested to know what ballpark we’re looking for the structural work.

Anyone had anything done similar? We’re in the SE:

Similar thing done to my house..
Utility cost will be c £1k for stud wall + cost of plumber - this might be cheap or expensive depending on where services are and flooring you currently have (£500 - several thousands).
Knocking down wall between kitchen and current utility - is it one of those really thick walls? If so, you will need big steel and if you want wall to be flush (so not have part wall protruding, it's going to get very expensive. Same with wall between current utility and current porch.
Porch I would say 2k.

Thanks! Yes the utility is currently in a small flat roof extension so would need to knock through the original wall of the house so would likely need a steel. Waste pipe runs across the back of the house, so hopefully easy enough to plumb?

How long is a piece of string?
You will need building regs if incorporating part of the garage into your home.
You might have to replace your floor in the kitchen too.

You are looking at quite expensive steels for the two walls, supported by a steel columm. Plus unbelievable amount of dust 🙈
waste thing all depends on what the rate of flow is. To do with building control.

No, the rear porch is currently a conservatory type thing.. we’d knock that down and incorporate use its footprint to make the kitchen into an L shape.

The utility room is already an extension, so hoping that wouldn’t need to be re-built, but thinking the garage might have to be.
