Going to the house for second view!

Hi everyone, we already made an offer for this house and we want to view it second time. We are the highest offer so far but the vendor wants to achieve to get more looks like it. My offer is on the loupe. There is no any other offers yet. Ea said that there willl be 4 viewings in this week for the house.What impact would it be if we go for second view ? Thanks

Asking for a second view indicates you are serious, but be careful you don't get too attached to the house before it is yours.

The house needs a lot doing,reparing, replacing, modernising, etc. The vendor is hoping to get more for the house with this condition so he doesn’t want to accept our offer but he doesn’t want to loose us either ! We just want to figure it out the cost for us with second view! Thank you.

Don't be "hoodwinked" by the agent into increasing your offer unless your super sure your not going to end up overpaying. Its something they are often very good at - particularly if your an inexperienced buyer.
Repairing, replacing and modernising has become ridiculously expensive recently.
With a property needing a lot of work it's really important to get an independent RICS structural survey that must include an independent valuation. Make sure you don't skimp on this step if they accept your offer - and make sure your offer is subject to no them agreeing to no further marketing.

There wouldn't be any impact for viewing a house for the second time (though it is a bit unusual to do so this quickly since you have already offered on the house).

Thank you, what would be your suggest as wait for them to accept your offer by the time look elsewhere? Or walk away ?

If you need to asses the cost of the work you would have to do then a second viewing so you can see what needs doing. I wouldn’t think someone coming for a second viewing is a sign they are serious (your offer does that) because plenty of people view twice and don’t put offers in. Are you likely to up your offer?

I wouldn't bother with a second viewing unless they accept your offer. Why put any more time, energy, and emotion into this when the vendor is still hosting more viewings, hoping for a higher offer than yours?

House buying is one of those things where you have to plod along one step at a time and not get too far ahead of yourself in case it all falls apart on you. We got to the stage where we didn't believe it was going to happen until I was holding the keys in my hand!

I wouldn't put an offer on a property in the first place without seeing it at least twice.
And I'm not sure why the vendor thinks it's worth more if in a run down state?
I don't see how a second viewing will harm your position, and take the opportunity (go with a builder if you can) to really look at what needs doing.
I'd give the EA a deadline: the offer is on the table til Monday then you are moving on.

We stick with our current offer unless if there is another offer comes in. Maybe couple of grand to secure the deal. We rushed first time when we see the house, now we literally want to see the roughly cost and how much the house value will it be when all the works done ! Thank you

It's not unreasonable to do a second viewing, especially if you want to assess the work you really want to do and I guess the cost. That way, you can think about if you can stretch yourselves to offer any more. If you do make another offer before other viewings, you could make it on the condition it's taken off the market immediately.

We didn’t give deadline to EA cos we haven’t find a house elsewhere, giving time to the vendor means our offer is live (till we find a house somewhere else),this time around is buyers market not sellers! Especially when you overvalued your house. We sold our house undervalue now, otherwise it’s not going to sell!

The thing is there is no other offers yet, we don’t want to increase our offer when there is no any other offer ! Otherwise you are bidding on your offer for no reason and giving more money to the vendor instead of using that money for repairs! Thank you

A second viewing won’t hurt. With any luck none of the other viewers puts an offer in and seller may go with you. They probably don’t want to accept the offer knowing they’ve got another 4 viewings lined up because if one of them is interested the EA will let them know an offer of X amount has been put in so they’d obviously have to go slightly higher

Thank you for the comment. EA normally don’t tell exact price of the offer, they say over or less than that price. If anyone makes an offer less than ours, they say to the person that there is an higher offer than yours, if they reach our offer,than EA will contact us, as i spoke on the phone to EA today, she said if we have any offer in, will let you know. I don’t have a feeling they will get offer at all. But never know!
