Is Welling a good area ?

Hello All,

I am currently looking at moving from my flat into a house as I have a son now who is almost 1year old hence I think it would be nice to have a garden that he could play in. We live in Denmark Hill in SE London and would like to stay in the area as there are some very good schools here and it's just a lovely place but prices are through the roof hence I'm looking a little bit further out which brings me to my question; is Welling a good area? I have seen a few houses there that we could afford but have no knowledge of the area apart from the little I've read on the internet. I have been there once not too long ago and seemed nice but rather quite. Like you'd have to drive to the closest supermarket.
Is Welling an area you'd recommend to a young family? What are the schools like? Things to do?

I am smiling to myself because I was born and brought up there. Sadly I can tell you nothing about the place as I am sure it has all changed now. I had no real feelings about it but went back decades ago when my Aunt bought Mum's house and was aware how small and narrow our road seemed. Small amount of shops on "The Green". .Only went to the high Street once with mum when younger. She left me across the road whilst she went in a shop. Of course at that young age I thought she had deserted me. Cue bawling my eyes out!

I can confirm that police boxes are NOT as big as a Dr Who tardis!!!!!!

I've lived in Welling for almost 10 years. Sure there are nicer parts of London, but it's quiet enough with low crime rates. We are a biracial, bilingual family with immigrant background, and always felt safe. It has decent connections to central London, especially now with the Elizabeth line nearby. A few nice parks around.
Primary schools are great. The one my kids go to was inspected by Ofsted in February and told they'd be marked outstanding if it were a graded inspection. It's a state primary. It's a diverse school and they put in a fair bit of effort to celebrate different cultures and make all kids feel like they belong. My kids seem to enjoy it.
Secondary schools are not as good, with the exception of grammar schools.
We're in the process of moving house but only because we need a bigger place, so we are only moving a few streets away. I'm happy to raise my kids here.

For 570 you could get a small house with a very small garden in Shortlands. It’s on the train line that goes through Denmark Hill. Honestly I’d look at anywhere along that line rather than Welling.

Hi there I know this is old but we're also a non white family looking for the ideal school for our little one. Which school do you send your kid to? I'd love it to be culturally diverse..

Bromley, Orpington, Chislehurst, Bickley & Sidcup are better areas tbh and wrll connected for London with good schools. What is your budget?
