my buyer has pulled out

we were ready to exchange and they have tried to knock a chunk of money off the askingprice in the last lap of the deal for totally unsubstantiated claims.

They claimed the house was going to collapse, that the chimney breast was unsupported, tha we have damp. Not a shred of evidence to back up their claims. I got my own people to come and check out the alleged work. They refused to consider my evidence.

My agent was basically woking for them and not me, and they have pulled out ytoday because "it is going to take too long to sort it all out".

I am really gutted as we were ready to exchange on a house in a better area with a garden and now.

Happened to my mum a month ago. She stood her ground and they came crawling back the next week. Tis grim but all you can do is say no and hope they come back.

well, I won the staring competition and held my nerve but I think they had decided to pull out as soon as I started to question them. I am just worried in the current climate we will never sell!

even worse, we are pott training dd at the mo and every time she wee-ed on the carpet I said "oh don't worry, it won't be our carpet soon!" Now I have no buyer and a wee-ed on carpet!

I really feel for you, know exactly how irritating it is.

I had this with my 1st buyer, everything moved really quickly, were due to exchange only 2wks after offer was put in, but her dad kept on about damp in the kitchen. It was a brand new kitchen, the whole thing had been gutted down to bare brick, so we'd have seen if it was damp. The surveyor confirmed he was talking crap, but he still said kitchen was damp . Also they claimed the house was subsiding, going to fall down any minute. Yeah the walls are wonky, but jeez, it's a 100 year old house, 1/2 mile from the beach. If they wanted straight walls they should have gone to the persimmon development at the end of the road. Anyway, 2 days befoe exchange she pulled out. Can you tell it wound me up!

Anyway, on 4th buyer now, he's quibbling over the windows, ffs, he's getting the house for £20K less than it was on the market for, and he's whinging over a £39 insurance premium. If he doesn't back down though, I'm going to have to give in as checked right move yesterday and similar houses in same area are up for another £15K less than the offer we've accepted.

Isn't it depressing how quick things are falling mypanda? Even though this house was a bargain when we bought 5 years ago we have worked really hard to make it as nice as it is today. But it seems only the investors are buying, the FTBs are too frightened, and the investors don't care about nice

It is frightening this sudden fall in house prices, especially as I'm losing a heck of a lot of money on this house anyway (thanks to my ex, but that's another story! ). Fortunately(?) we hadn't done much work on the house int he 2 years we'd been here (again thanks to xp pissing all our money up the wall (and worse)). But you're right, investors just see 4 walls and thats it, so for you, it must be hard seeing all your hard work & hard earned cash being for nothing really.

GGL - my comment would be that if you thought the house was that bad , why did you offer in the first place? Furthermore, why did your mortgage company offer you money on the basis of a survey, as the surveyor would surely have said no?

Tell them to be honest, and ask for money off if they want it.

Last time I sold a house they did this to me and the agent was more interested in the buyers than me. I told him that I didn't have to sell and could just stay there quite happily with more disposable income and he would get sod all commission, so he needed to earn his money,or I'd take it off the market. I also cited a conflict of interest as they were arranging the buyers mortgage for them and I pointed out this was unethical and was there any one I could report this to?

Try that and see what he says!

Mypandasgotcrabs - we bought a house where there was an issue with the windows and whether they were FENSA installed -is this the case with yours?

The vendors paid for it for us, I think it was £27.

It's the bloody parents interfering!!! They are just pissed off because a house in "their day" cost £17k. Welcome to the real world. My sister had this where they claimed there was an issue with the flat roof garage on a 1930's house. She had her own report done - no issues!

They just use anything as an excuse to bat down the price after saying they'll pay X and then the survey comes back with nothing substantial that would justify knocking the price down so they try another tactic.

Fizzy, yes it is that. It's £37 for the insurance premium or have found out that it's £10 for the certificate. I know it's nothing, but it's the principle of it as he's getting the house so effing cheap. Obviously I'll have to just get hte certificate if he carries on being an arse, but had call today and found out he's whinging because I'm not including the kitchen appliances int he sale. WTFam I supposed to cook on/wash my clothes in/keep my food cold in if he has them? Never ever said they were included, they're not fitted, and they're bloody mine & cost me a heck of a lot of money! With the 1st sale, they didn't even offer lower, didn't getr structural survey, nothing! Just pulled straight out, and surveyor actually said to me that you'd be hard pushed to find a house this age as sound as it is!

I really hate this house selling malarkey, wish the ex had stayed here & I'd moved out with the boys, he could have dealt with the hassle then.
