Garden shed worth replacing when selling?

Hi all. My garden shed is large and roomy but it tends to leak in very heavy rain and is probably coming to the end of its life. I'm wondering if it would be better replace it or keep it and make prospective buyers aware when I put the house on the market? It's likely to cost around £1200.

No, I wouldn’t replace it. Up to them what to do with it and a survey may show that it’s in need of replacement but you won’t make back the money you spend on a new one.

No need to mention it or replace really. They see it as it is and accept it.
We inherited a wreck of a shed when we moved here, we weren’t buying the property for the shed.

Could you make do and mend? Possible new felt to start with then some of that special paint on top

I had two leaky sheds and I couldn’t find anyone to replace the felt roofs so got rid of them. I think they represent an uncared for house and would be off putting to a buyer so it’s better to have none than scruffy sheds. I decluttered nearly all the stuff in them so they weren’t that necessary. Luckily one had a solid concrete base so a buyer could see the potential and the other I created a new area of the garden with colourful pots.
