how often should carpet be changed? rental property

hi everyone 😊

we moved into our rented home in 2018! we have carpet through the landing on the stairs and in the two bedrooms upstairs! i’ve found the property on right move from 2013 when it was last sold and it’s all the same carpets so they are 11 years old probably even older as the previous owner had put them in!

i just feel like they should of been changed by now 😂

We own our house. Our carpets are over 25 years old.

Depends on the quality of the carpets and how worn they are. My parents put very good quality, expensive carpets throughout their home 30 years ago and they are still fine.

Imagine you owned the home, and the carpets looked like they do now. Would you replace them? What reason for?
There isn't a set time to do them, but the landlord might if it's for a reason- they're getting threadbare in places or frayed at the edges.

i just had it in my head that maybe they should of been changed by now but that’s just me 😊

There's no reason whatsoever for your landlord to change them.

I imagine if you want to change them you can and you pay for it? I don't think it's Landlords responsibility unless there's literally no floor down.
I tried to get HA to change mine when i moved in, which had been down for YEARS, were threadbare, covered in stains, all kinds, they were having none of it so I had to replace them myself.

we have proper heavy wool carpets in our bedroom which are from the original house owner, fitted in 1978. They are the best carpets in the house. Would not replace them as we could not afford the same quality.

i mean i could but it’s just the fact i seen it on right move today and i thought omg these carpets are old 😂! they aren’t the best like but just had it in my head that maybe they should of been changed but seems that’s not the case 😂

genuine question as i didnt know if landlords should change them after a certain time. first time living alone so had no idea 😊

I moved out of my childhood home in 1976. The house was listed on right move 3 years ago - and still had the same lounge carpet my dad laid - so that was 45 years later. They made things to last in the past 😄

Carpets are made to last OP. You could get a carpet cleaner in and give them a clean. But carpets can last for decades, centuries even!! No need to change them. Huge environmental issue too.

thank you yeah i have cleaned them numerous times will do it again 😊!

im going against the majority. I’d rather they were changed after that amount of time,
but I suppose it depends on the quality of them.

I’ve recently been to Osbourne House and they have the original carpets from Queen Victoria’s time still looking in very good condition!

They only really need changing if they are badly worn/ fraying/ unclean and beyond cleanable or there is a moth problem.

However, as a landlord I probably would half expect to change high traffic area carpets every 8-12 years or so in between tenants just to keep things in good condition and it's a good opportunity to check the state of the floorboards, have a refresh of paint etc.

We bought our house in 2013 and the carpets had lots of stains that wouldn't come out. We've eventually changed some of them but a bit CBA.

I'm a LL and I change carpets when they need changing either looking scruffy, badly stained and does not wash out when cleaned. I inspect in-between tenants for re- painting rooms and fresh carpets. On average about every 8-10 years.
