Downstairs toilet extension

With father coming to live with us, considering a downstairs toilet extension. No idea about these sort of things - what should we first start reviewing. One builder that came around to quote asked if we had any drawings/plans? No we don't.

He meant architect plans. Very prudent of him. A good builder would want drawings to work off, so the first port of call would be an architect company surely.

We got an architect to do the drawings and apply for planning permission based on our preferred option. Then a structural engineer did diagrams from those for buildings control and for the builder to work off.

You may not need an architect if you know what you want and it’s simple. But you will need a draftsman or an architectural technician (I rock that’s what they’re called) however a god architect may give you a better solution to the problem.

We wanted a very simple downstairs toilet extension so no architect required. We turned the back door into an internal door and it was sited there. It was as simple as two new walls, window and a roof. We had a few reputable builders round for a chat and all of them said that under permitted development, we should get a shower room instead of just a toilet as we had the space. So we did! It was very straightforward. No planning needed, only building regs.
