Advice on living near the Laines in Brighton

I’m interested in advice from people who have lived on and near the Laines in Brighton. I am interested in putting an offer on a house on Over Street. It’s a 1 minute walk from Brighton station and a couple of streets back from North Laine. It’d be really convenient for the station (we need to travel to London for work and don’t have a car), and so many amenities. But I worry about the noise from visitors, nearby pubs and cars. Has anyone got experience of living here to let me know what it’s like in reality? Many thanks!

I don't live there but my close friend lives in Brighton so I know the area and I think it looks like a great house! The space you get for your money looks fab, lovely size rooms and good light on the three higher floors.

I would visit one Saturday and spend some time going back to the house periodically to see how loud everything is on a Saturday evening, check crime stats and if you plan to have kids, check local schooling options.

If you like to be in the hustle and bustle, and don't plan on driving at any point, it looks like a lovely spot to live in! Theres a little park next to st peters that often has live music and I've always thought how lovely it would be to sit there regularly with a glass of wine and enjoy!

Sorry to be a Brighton pedantic wanker (I don't even live there any more) but you mean the north Laine (as you said) not the laines. There is the north Laine (singular) and the lanes (plural) and they are two different areas 😁 if you move there you'll be correcting people before long...

personally I would LOVE to live in the north laine but it definitely will be noisy, dirty and busy and parking will be a nightmare. But it would also be so fun...

Anyway my friend lives in Brighton so I visit often & I agree with previous posters that it would be a fun area to live in but also very busy, touristy, noisy. When you viewed the property were you aware of much noise? As I guess it all depends on sound insulation, position etc? Def a good idea to visit at different times of day. Do you know Brighton well?

I think you’d be ok a a couple streets back from the popular roads. Maybe some late night noise of people coming back.

It’s a nice house.

It would be easy to avoid the tourists, just say out of the Lainez, use the cut through by the Royal Mail, then the road that come out be decathlon, west street down to the beach.

It will be fun but yes there will be noise and parking difficulties. Great location though and the flat is a reasonable price for the area if that’s the one you’re looking at.

It's in North Laine, that's the name of the area.

It's a fabulous place to live, everything is on the doorstep. Over St is one of the many residential streets, it's not as noisy as you might think.

I lived very close to there on Upper Gardner Street for a while, I don't remember it being noisy but to be fair I was in my early 20s so I was probably making some noise myself... But it was the best place to live; walk into town, to the beach, close to the station. I'd live there again like a shot.

I used to live in Brighton and still have many friends that do. The main problem in the centre are that people piss and shit on doorsteps, my friend that lives near the place you are looking at, at least weekly has to clean human poo up from her doorstop, which is grim. Other than that, it’s great for everything else and I would happily live in the centre.

I lived in the North Laine for many years in a rented house. It’s a great place to live.

You’re right in the middle of everything - fall out the front door into all the pubs/clubs/gigs/restaurants. You can walk to everything so transport is cheap. You’re right next to the station for getting to London. Walk to the beach easily. Hang out in the pavilion gardens in the summer. It feels a little bit like you’re always on holiday.

It’s much quieter than you’d expect. Tourists tend to stick to the streets with the shops on. The side streets get very little in the way of foot traffic.

There is a strong sense of community, lots of the roads have their own little groups and street parties.

The only real downside is parking. Even with a permit - which you will wait several months for - it’s impossible to park. You spend 45 minutes driving in circles around the one way system every time you come home. As a result my parallel parking skills are the stuff of legend.
And the gardens are tiny.

We left the area due to a change in our family situation and could not have afforded to buy there. Otherwise we’d definitely have stayed longterm.

I lived there for 12 years and not once did I have to clean human waste off my doorstep.
Maybe someone has a problem with your friend and is doing a dirty protest.

I know the area very well, those residential streets set back from the main shopping places are much quieter. Great place to live
