No response to my offer from vendor, advice !

We are under offer with chain free, our buyer has nothing to sell, so we are in really good position. We found a house had a viewing, search little bit nearby sold prices, etc. So the house next to it exactly the same, size, looking, condition, sold last year 2023 for £525 K this house we are interested in up for sale for £650 K Condition of the house is bad, windows doors, carpet, roof everything needs to change ! The vendor is selling this house £125 K more than next door sold last year! And the EA well overpriced this house as has been 2 months since on the market. We said to EA that, next door sold £525 last year and consider the condition of the house we offer 560K, EA said that the vendor had and offer more than yhis and they rejected, she called us back in 10 mins said didn’t accepted. We said that wait is their price range, she didsay anything, we said £570 not 1 penny more. She didn’t call us back for 1 day about the offer. We called them after 24 hours, as soon as called her she said, i was just about to call you, the vendor is not rejecting your offer! We said ok £572K she called us in 10 mins said they rejected your offer !!!! We said they have to come with counteroffer now. She said £590 they will accept! We said NO, in this case £575 K final offer. Has been 2 days now we are still waiting for respond. The vendor lives with his kids now so the house is vecant, vendor’s kids are selling the house. No way i pay £125 K more when same house sold year before to £525 K. I don’t really understand what are they trying to do ? Has been 1 week now since we made an offer ! Still no response !

No response means they are not accepting your offer. They said absolute minimum was £590 you made an offer under that so they probably don't feel like it warrants a response.

I think you need to mentally walk away if you aren't willing to pay what they want. To you it's not worth that money and the vendor is happy to sit on the market long term it seems.

It reads like in the space of a week you've made three offers, while the vendor hasn't budged and just said "no". I think you've probably come across as very keen and the vendor doesn't feel the need to negotiate as you've upped your offer quickly each time without a counter.

You’re still not getting it. They don’t HAVE to counter offer if they don’t want to. You’re probably just getting on their nerves now telling them what they “have “ to do & getting it wrong.

I agree it sounds overpriced but if they don't want to sell it for less than £590, they aren't obliged to...

Probably fed up of you wasting their time.

The value of a property is the amount a willing buyer pays a willing seller.

The seller is happy to wait for what he wants or needs.

Because they have rejected several offers from you and told you what the minimum they would accept is. When you again offered below that they probably got sick of you. Yes they should probably have rejected but at this point they are probably sick of you or given its the summer holidays maybe they are away. Either way they dont have to respond.

Because it's great for them that they have a "live" offer of £575k on the table. Anyone else that views and is interested needs to beat it. They'll be wanting use you to drive up the eventual selling price.

They've given you the rejection when they said the lowest they'd accept is £590k and you said 'No, £575k and not a penny more.' - you told them you weren't worth negotiating with.

They have rejected it. You’ve just reoffered the same amount so there is nothing to come back to. Unless I have misread it

I think it seems obvious to most people that they aren’t accepting your latest offer so maybe don’t think they have to explicitly say No.

Just consider it rejected, there is no rule they have to say No or they have to counter offer.

You seem to be demanding they respond to you. They don’t need to give you the time of day if they don’t want to. I would just message the EA, confirm your final offer in case there’s been mis communication/mis understanding, and say you will leave your offer on the table. If the seller is interested, they’ll get back to you, otherwise just continue with your search. You don’t need to offer them what they want, but likewise they don’t need to accept what you offer either.

No reply is no. But if you want it claritlfying just ring the agent on Monday and ask if they can clarify the vendors position on your latest offer.

Have you never heard of not making empty threats? You said £570k and not a penny more. The estate agent told you they hadn’t rejected the offer, so you upped it by another £2K. The estate agent said no because they need to get the best price for their client and you’ve just demonstrated that it was an empty threat.

They did counter offer at £590K. You then said no, £575K if your max. Even though you’ve already gone over your max twice now! They won’t answer you because you’re clearly desperate and pushing the price up by yourself.

The house next door sold last year for £525K but clearly this house is significantly better because otherwise why would you even start at £560K, £35K more than the one that sold last year. You also keep upping your offer unprompted.

Walk away from this house. You’ve lost any upper hand you hand and the vendor knows if he does get to an amount he’s happy with that he can probably force you up or threaten not to exchange. His onward purchase isn’t affected if he does that as he’s already living with his children. For the next house, don’t just take the value of the house next door (both our neighbouring houses would be worth more than ours due to a number of variables) and if you want the house, don’t mess around lowballing them. If you do lowball them, when you say this is the maximum, mean it and walk away.
