We purchased a 4-bed house in East London last year.
Lounge and kitchen on the ground floor then 2 bedrooms on each of the 1st and 2nd floor. We are not currently using 2 of the rooms although all rooms have wardrobes (I'd suggest that all wardrobes could be moved out of the way except one of them which is a massive 4m Ikea Pax wardrobe).
As our DD had just been born and we had been quite unsuccessful with previous offers (dodgy estate agents, then finally an offer that was accepted only for the survey to reveal massive issues a month later), we fell back on a house we had seen previously, that ticked a lot of boxes and had a fairly desperate seller with the understanding we'd move quickly, which is what we did. Other than a few cosmetic issues we considered the house was ready to move in, which it was.
However on closer inspection the flooring has lots of issues. It's a mix of what looks like laminate everywhere and carpet in the hallway and stairs.
The carpet is simply worn and we are not too concerned about its replacement.
The laminate is actually quite well kept downstairs but has one place that has gone soft/spongy behind the front door.
The bedrooms are not in a good state at all and I think the subfloor needs a serious look at as it's probably badly water damaged in one room.
We are kicking ourselves for not having got the work done before moving in but at the time we had overlooked this. The survey had picked up on this but hadn't really suggested the floor needed to be redone urgently.
How manageable will it be to get the carpet replaced, the laminate replaced (either with laminate or engineered wood) in the bedrooms and possibly just one area of the lounge looked into (assuming a tradesperson agrees that a spot fix is an option)?
