Buying a house with a new development happening

I'm in a bit of a quandary. We've seen a house in a larger village which is idyllic and has tree lined streets, however there are lots of houses for sale which made me suspicious. After investigation there are two new large housing developments going to happen in 2025, one butts up to the village of the house I like and the other is butting up to the neighbouring village, but I think with time it will be developed to join up the two villages to make one town that connects to a very undesirable town with high crime :-(

The local development will have construction traffic going along the end of the road of the house I'm interested in and then the estate will be built one road away from mine. Houses are not really selling in the village, they've been up a while and the prices are being slashed, so I can get a good size, high spec house for my tiny budget.

I'm really undecided whether to go ahead. The village won't be a village, the dirt and noise will be awful for about 7 years according to the developers, and I'm worried about a low crime area becoming a high crime area. On the other hand, I can't get a house of this spec. for my limited budget anywhere else. I'm frightened that it's going to turn into a bit of a pup and I'm going to have a house in an area I will hate with too much crime and that it might go into negative equity.

I could be catastrophizing as I'm incredibly stressed with it all. It's a relocation move as I'm priced out of my local area. Any thoughts and opinions are very welcome. Thank you

When we were moving a few years ago there was a house we liked in the same predicament and were about to make an offer. We did a bit of research and found out that the new estate would be using the sleepy road the house was on as the main entry route.

We walked away at that point. You don't want to be the new guys in the village when they will be unhappy about the number of new people coming in.

There is going to be massive house building in rural areas over the next few years, there will be no sleepy villages left. I think you have to factor that in if moving to a rural location. There is also no point buying somwhere with a view.

A cousin bought a little cottage next to a field of cows, within 2 years she had houses right up to her garden fence!

How do you know this though? Have you seen the plans? Do they join up?

All places are going to be subject to development.

You can get a good house with your budget which is a big positive. It's not being built next door to you by the sound of it.

You also say you have a tiny budget - that's precisely why more houses are being built because there is a shortage. Lots like you in a similar situation.

Is it possible that the higher crime area you are worried about might see lower crime rates because a massive new development requires more policing?

I wouldn't worry about crime so much, the noise and traffic /traffic works and temporary lights etc will be the biggest concern but it won't be forever.

I would take the opportunity to snap up a bargain price house in a good location. The village will still be a village but just with a suburb on its doorstep!

How do you know this though? Have you seen the plans? Do they join up?

She doesn't know it, she thinks it. Based on the evidence she has available to her. It's not an unusual situation is it? They're doing this all over, building on the land between villages and joining them up to join their nearest town. They're doing it in my village currently. My brother just moved out of another village 15 miles away where they were doing the same.

At least you know what is planned there and can make a decision based on that. You could buy somewhere else that looks good at the moment only to have a new development nearby in a couple of years!

This. Much better to buy a cheap house with a new development going up nearby, than an expensive house in an “unspoiled” area with a new development announced next year. Go for it!

Houses there may be affordable because of the upcoming development. It's not an easy call. If I really loved the house, I think I might go for it.
