House not selling - advice needed!

My partner is dealing with a house which needs to be sold in a quiet ish part of south west Scotland. Unfortunately it seems to have had no interest.

Does anyone have experience of an estate agent or things you can do to generate a little interest?

Why isn’t there a photo of the bathroom and all 3 bedrooms? That photo of the chest of drawers adds nothing.

The floor plan is interesting. Is it correct? The house appears to have ground floor and first floor but there are 2 sets of stairs?

Why are there only 4 interior pictures? No picture of the additional sitting room, bathroom, downstairs loo, third bedroom, or the back of the house.

When looking at properties, I like more than one picture of each room so I can form an opinion as to whether it's worth viewing or not. The pictures are not great quality either.

I have no idea of house prices, but it looks like it needs modernising, and that should to be reflected in the price.

The dimensions from the description show pretty decent room sizes, however the (lack of) pictures show the rooms to be tiny, eg the one with the double bed. The frost on the overgrown garden shows how long it’s been available.
This is a quirky building ( no natural light to the kitchen etc ) with an EPC F rating, and electric heating.
Personally, I’d say get the photos all done again. If the house is unoccupied now, empty it first.

I would definitely get the photos redone. If nothing else, it shows it in a totally different season (particularly the garden) and sunnier photos will have a lot more light to make it look better.

As it's in Scotland, what was the home report price compared to the for sale.price?

I’ve just looked on rightmove and your property isn’t on there. Comparing houses which have STC on there yours is massively over priced before you consider the work which needs to be done.

What does the estate agent say about the situation?

I know the area. Get the photos done again - more photos, and better photos. Drop the price to 95k or even 90k - it needs a lot done.

Also yes, what was the home report price? With that much needing done I'd start with offers over 80% of that.

Will you not need a new home report soon as well if its been up since the winter?

Get it on Rightmove (with new photos!)

It's very dated and a lot of prospective buyers cannot see past that.

The kitchen is small but a lot of space is store rooms. Can they be knocked through and a lovely new kitchen created?

Thanks for the suggestions. I'm in England so not sure about how Home Reports work, will pass on to the person dealing with it.

I agree with the more photos, as it really makes you wonder if those rooms are bad, they're not, just a little old-fashioned.

I think the store rooms could be opened up, they are from when it was a pub.

The first thing I notice is the frost. It's obvious the house has been on the market for ages, I would just assume there was something wrong with it as a buyer.

Needs more photos. EPC rating F and electric heating will put a lot of people off, and looks like it needs a fair amount of modernising ££££s

More and better photographs; a Rightmove listing (more often used than Zoopla); mow the lawn; and almost certainly drop the price — how much depends on what it looks like after the new photos.

can you remove brown furniture and the dated pic on wall? Replace the pattern carpet with cream? That would be max £350.

Mow lawn. Take pics in sunshine so you don’t need the living room lights on which just screams this house is gloomy.

Echoing other suggestions to empty the house completely.

Give it a good clean and I’d go as far as painting all walls white to brighten it up.

Needs photos of all rooms including the stores.

Clear the garden and get the lawn mown.

Once done remarket with new photos.

As it is right now, the best offer he’ll get is likely to be for peanuts from a builder who’ll look to flip it.

From a Quick Look on google earth the location won't appeal to everyone, it's on a junction, across from a bus stop/turning point, parking looks potentially difficult.

The description needs to focus on, ease of access to shops, transport, central location, with private outdoor space, close to schools etc.

Agree new photos and clear property . They seem obsessed about saying it was previously a pub which I might find offputting. Also too much info on which way the room faces unless it's really positive, probably not necessary.

Its one of those situations where it would be good to spend time and a little money. Do the garden, put a couple of pots of flowers in it and take new pics. Interior - empty it and either pay someone to just paint throughout white or cream, or paint yourselves. May have to spend a few hundred, but it will stand a better chance of selling.

New pictures are needed as everyone has already said.

You need to have pics of the 3 bedrooms or people will assume that you are not showing them because they are in poor condition.

Also make sure you do the lawn and add a few colourful flowers/plant pots.

I think it is also a good idea to get all the furniture out so it will look more spacious and less dated.
