5k to level a kitchen floor and lay the tiles. That's materials fir the levelling and tiling plus labour.

Tiles not included ...

Im a bit 😳

How big is the kitchen floor though?

TheSerenePinkOrca · 01/08/2024 17:03

Surely this depends on how big the floor is!?

It's roughly £110 per square metre in the UK (including cost of tiles and labour). Obviously this is going to vary depending on the tiles used and surface they're being tiled onto and the area you live in.

I've only ever done it myself as it's not too difficult if you have time on your hands!

What did your other quotes come out at? (you should always get at least a couple of quotes)

Laiste · 01/08/2024 17:15

Thank you yes, sorry, the floor is 40 square meters. There are 80 tiles.

This guy is highly recommended locally. I've seen his work and it's v good.

Another quote would be from a random i pick off the internet. I'd be wary of something much cheaper but at the same time i'm now thinking i can't afford this guy !!

The floor is quite uneven but not awful ...

As i say this doesn't include the tiles.

Without the tiles it's a bit on the high side yes.

Didimum · 01/08/2024 17:33

Sounds like a job he doesn’t want.

If he's getting lots of recommendations, he can name his price. It's up to you if you prefer to pay it or find someone cheaper.

Poppysmom22 · 01/08/2024 18:01

Pay some one you know is decent or take a chance on someone new given how many threads there are on here about unreliable trades men I would take the recommendation

In which case that's rather expensive! It should be under £5k including tiles.

You don't have to get quotes from randoms. Do some research, try and find some local work they've done. We got our bathroom fitter via recommendations on Facebook. We could see evidence of work he'd done and genuine reviews with photos and a local home address so not dodgy!

Laiste · 02/08/2024 08:39

Thanks again. Yeah ... i know good tradesman can charge highly as they have the pick of clients. And i don't begrudge paying well for good work.

I think i was in shock lol

Our village FB page has no recommendations since 2016 and that one turned into a bun fight over who was decent and who wasn't!

This guy has done work on a beautiful house down the lane and they found him through someone else miles away. We might try and do it ourselves.

thanks again anyway.

Oh please try to do it yourself: you save so much money…
There are plenty of you tube videos out there - including those from the floor levelling compound manufacturers and professional tilers. Tiles can also be purchased online for far less than in a showroom, together with all the specialised levelling tile spacers for floors…

Laiste · 02/08/2024 09:47

@Anyotherdude thank you Smile We do do a lot of building and DIY ourselves, but due to the size of the floor, the size of the tiles and the importance of getting it right (got to put a new kitchen on top of it) we thought we'd get someone in for this one. Plus we're just getting generally knackered and worn out doing the whole house project ourselves😂

You inspired me to be sensible and look harder for a cheaper deal for the actual tiles this morning, but unfortunately the only outlet for the ones we want is the showroom we saw them in (Tile Giant). So the price we've got is the best we can get. And it's a lot ! Everything's a lot these days ! 😅

I think we might get the floor levelled professionally (really don't want a wonky kitchen) but lay these tiles ourselves. We've done clicky floor ourselves and DH laid a patio successfully so ....

What is the floor construction made of? Why is it wonky?
