Selling a period property with a n abbestos garage roof

We’re planning on selling our home in 1 to 2 years time. Thr garage is around 1969/70. A concrete garage with what looks like an an asbestos roof. Not sure on grading. Never been tested. The roof is prone to leaking and my husband patches it up with some stuff to help stop the rain coming in.
I’ve always wanted to either replace the whole garage but Husband says it’s £££ not sure how much as never got a quote.
My question is
A) would it be worth either replacing the whole garage or just sorting out the roof before we list it for sale in 2 years time. or
B) leave it as it is and continue to patch it when necessary.
irs a large beautiful period home in great decorative Oder ad no doubt will have a full survey on it.
Will it put buyers off? W had do you think we should do?

We recently bought a home with an asbestos garage roof, but one in good condition. To be honest I would be a bit wary of one which was failing and had been messed with at all.

Our neighbours had theirs replaced recently, wasn’t nearly as expensive as we’d thought it might be.

Yes it would put me off. If you don't want to spend the time and money to replace for a non-leaky, non-asbestos garage, why do you think a buyer would?

Having said that, we recently looked at a house with a shoddy asbestos garage and while we didn't want the house or garage, someone else bought it soon after.

Do you mind saying how much that was? For a single or double garage? Or just the roof replacement? Thanks!

It wouldn't put me off, but it would be helpful for potential buyers to be able to know the approx cost of removal (i.e. a quote) so they know it's not too expensive. At that point, they may also offer on the basis that you get it removed before they move in!

We bought a period home and only discovered in the survey that it had asbestos garage and under the stairs. We dropped our offer price by the amount it would cost to fix it. I think you take the hit financially whether you sort it in advance or not.

I think ours was about 1500 to fix but then we desperately wanted the house so we just went with it.

The leaks would put me off, not the asbestos itself. Millions of buildings in the UK are full of asbestos.
At the very minimum I would ask for some quotes to replace the roof, or see if a proper roofer is able to give the current one a bit more longevity. If you’re still going to be living there a couple of years it benefits you as well as a purchaser.

It would depend on the state and what the survey said. It might also cause some problems with people's mortgage providers. I would probably get it looked at now and get a specialist report done so that you know what you're dealing with.

We had an asbestos company come and remove the whole garage for 800 quid, it was sorted in a few hours. You could remove and put in a large shed?

I'd just get the roof replaced. It's not that expensive. My dad removed our asbestos sheet roof, following all the correct procedures and disposing correctly etc. then we bought new roofing sheet for about £500 and he installed it.

Get a quote
we had one well think it was it could of been concrete fibre board or asbestos only way to find out was to test but didn’t bother just treat it like asbestos

It was in good condition did it ourselves
our local tip takes asbestos (it was 10 years ago so might of changed)
the provided orange plastic sheeting for it to be double wrapped and I bagged it as well

it was completely intact I worked for one of the utilities so got all the relevant ppe from work

replaced it with metal roof cost £350

Also bought a property with a workshop attachdd to the house (hard to explain) which has an asbestos roof. We loved the house and are planning to replace it with something that works better for us anyway, so negotiated a little to cover removal costs (along with some other issues that came up on the survey).

We bought one with a garage with asbestos roof last year and aren’t worrying about it for now as in decent condition. I imagine at some point we will replace it but currently other things to do on the house. I’d get a few quotes for removal and replacement so people know what they are looking at.

We had an asbestos garage roof. I'd say replace it if it is leaking. They are fine if they are in good condition but this sounds like it's not. It wasn't as expensive as I thought. Maybe 2-3k max for replacement and correct disposal.

For info - I've just had a double garage (hole in roof) with asbestos proof repaired. The cost of the asbestos removal had to be done by a specialist company and was £960 including VAT.

I paid for a new roof separately - but the invoice for this included many more things - new concrete drive, new doors etc so I don't know in isolation how much the new roof was.
