Struggling to sell house

Hi all, I've seen similar posts here and am after any views/ opinions. Trying to sell the house via an estate agent and struggling to get any viewings etc.

I don't know the area so maybe some parts of Bromley command a higher price. While it's a lovely house, looking at right move it's overpriced by 100k for a 4 bed semi. For the same price you can get 5 bed detached. Other 4 bed semi's are on at £1.1 million. If I was a buyer I'd be thinking I could save £100k and put my own stamp on a house with new kitchen and bathrooms....or get a detached house for the same price.

I think your house is great (nicer and bigger than the one in pp’s link). What has the agent said about no viewings? How long has it been on the market? It’s summer now so it will be slow. Maybe take it off an relist - it will pop up then as “new on market” and more likely to snag people’s searches.

the front could do with a bit more curb appeal but it’s a very nicely presented home and the master suite is exceptionally nice

It's nice, but at the end where is shows other similar properties, they are about £300k cheaper and a gorgeous detached one is only £50k more. Sorry it's the price your garden is small too

The garden is very long if you look at the photos - the agent has only measured the seating area immediately outside the back doors.

It's going to be the price. The highest price paid on your road ever is £1,075,000.

Just to put things in perspective, assuming a 50% (600k) deposit the mortgage would be at least £3.2k/month.

It’s too expensive imo.

I also think in this economic climate it’s quite difficult to shift 1m plus houses when you factor in how much interest you have to pay & stamp duty.

It's a lovely house but houses near the top of the market like this are usually much slower to move than smaller/cheaper houses. The only issue I can see with the house, which you can't change, is that at the price range a lot of people would want detached.

Your home is well proportioned and well presented, a really lovely family home. It's hard to say without knowing the area well but I think for that kind of money, I would want better carpeting in the bedrooms and I'd want the lounge to be better decorated (it's nice but nothing too special for over £1mil).

I'd also want the windows to be uniform and personally I don't like the stripey hall carpet either although appreciate that's a personal taste thing.

I would also landscape the garden more. Get a professional in who can make it look special.

I love your kitchen extension area and the loft room.

You're asking for a LOT of money, which most people can't afford. So you have to appeal to the relative few who can, and I'd imagine for that kind of money they want it to be special, packed with good quality, innovative features.

Who is your target audience? Local families upgrading? (Although how can they afford that?) Or families moving out of more central London with large budgets? If that, then you've got a lot of competition from the home countries where £1mil + will get them much more land and a detached property.

Think about your target audience and cater to them.

The house is lovely and I love the decor. The outside is dull, as is the patio area at the back. Get some plants there and make it a nice and inviting place to sit. Personally the split level garden would put me off. Not being able to see the kids from the house and the steps are a big no no.

The house is really lovely, so this is picky, but I think to break the ceiling price for the road, I would want the garden to be landscaped and beautiful and in fact it looks a bit unloved. Like a previous poster I would also have a preference for detached, which I think is quite common, so you probably really need to wow people for them to compromise on that. Has your estate agent not been able to advise at all?

It's the price.

I don't think you can command a road ceiling busting price for a semi which is 90% great (kitchen and bathrooms particularly good) but a couple of less perfect areas - garden especially. I am not keen on the master (loft) bedroom layout but it could be the pics - it looks like there is a small bed tucked into a corner by the loo door?

You've only been on the market for less than a fortnight, mind.

I know the area. You're overpriced. Your house is nice so there's no tips to be had here about decor or photos or plumping the cushions. It's very well done, but it's a fairly standard semi and it's in Bromley not Clapham. People who wanna spend that much in that spot are gonna be limited, hence your lack of viewings. Rethink the price and you'll sell it no problem.

You have a lovely home on the inside.
The outside doesn't do it much justice and I agree about the garden. For that price, I want mature landscaped designing.

It's an absolutely gorgeous house. Inside and out. Just be patient. August is not a great month for marketing a house. But by the end of August, you'll have a lot more interest and footfall. I really think it's just the time of year, OP. Everyone's away. Nobody's really looking. I was advised by the EA I'll be using to wait until late August to put my house on the market for this reason. Just be patient and see what happens later on in the month. It really is a wonderful house.

and there is something wrong with one of the roller blinds in the living room - basically lack of attention to detail

mismatched windows in the hall
black windows and doors in the kitchen but white skylights in the kitchen ceiling

is that next door's window that can see directly into the kitchen by seeing through one of the skylights

How can you be “struggling” when you’ve only been on rightmove for 2 weeks? This smacks of promotion. Bit as you’ve asked, it’s too expensive. I can see you’ve spent a lot on renovating and expending but you can’t always expect to make money on that these days.

I don’t know the area so can’t comment on the price, it’s very well presented but there are a couple of things that look off to me, it may be easy fixes, could also be more investment than you want to make.

Looks like the only actual bath in the house is the en-suite, and the family shower room looks a bit tight given your square footage.

The bed in the loft conversion seems oddly placed, so the person on one side would have to duck under the eaves, I don’t know how easy it would be to switch out the wardrobe wall with the bed area, give more of a feeling of space in what’s actually a very large room!

Nothing super easy or cheap I’m afraid, it may be easier to price drop

Personally I would also want a bigger kitchen (kitchen units, pantry, big island not the size of the open plan room) for the price. I have a similar garden to you (patio and then raised lawn) and think it’s offputting to some people.
