How would you improve this with 40k

I've spotted this house, it's in a nice area known to us and the space is great. However it looks like it could do with a lot of updating. Particular concern is the conservatory. So with a 40k initial budget inspire me with your ideas (or tell me not to bother)

I would struggle badly with the garden, bathroom and kitchen and flooring.

I would prioritise the internal work left over cash would go on garden and id do that over 2-3years picking up "investment pieces"🤣 (trees) then adhoc plants and bits as and when i can get good deals.

Bedrooms i always do for £500 or less. It is a tin of paint anda trip to carpetrite to haggle over whatever final off cut i can find that fits the space

I'd be put off by the north facing back garden, something you can't change. It should however mean the conservatory is usable.

New Kitchen and a warm roof on the conservatory - we did both and don't regret it.

We have a north west

i thought id hate it but we have pale kids and its amazing as they can play near the door in summer and are shaded.
Also this garden, like ours, is long enough that the mid section and back will get sun most of the day

@Homeiswherethedogis if conservatory is sound id stick that uv film on it - stops it getting too hot in summer. Our friends did it and it works soooo well.

Oh wow, thank you all so much. If we do decide to proceed the garden is now much higher on the priority list. So going with the a, b, c idea. How about

a) New kitchen but as a kitchen diner, cupboards and work surface in utility. Flooring, skirting boards and paint throughout (not including bathrooms)

b) Warm roof the conservatory. Build a gable type covered porch between house and garage creating a corner entrance. Landscape front and back garden (do as much as we can ourselves). Then eventually bathrooms

c) End goal would be turn conservatory into an extension and knock through. Out front potentially get a drop curb, block pave part of the grass.

What I'm now struggling with - is it worth it? If we consider it would then be a forever home bur would take a lot of time and saving to get to c). And then throw in the unexpected extras like potential new windows/doors

Tbh I just saw the picture of the feont of house and urgh I couldn't buy that just looks awful but each to their own. I'm more of a person who prefers less work as in avoid having to do exte sion don't mind doing new kitchen and bathroom just cos I prefer a stress free life as much as possible.

If I were u snd u do buy no point spending money on conservatory if u plan to knock it and make it bigger later

Probably not the answer you want but I honestly think the house looks great. I'd only freshen up the paint and replace some carpets if they're in poor condition. Wouldn't change anything else 😂

Reading comments and totally shocked at people being shocked and calling the house ugly 😂
Not sure what they'd say if they saw the state of our house when we bought it. Explains why we were the only people to put an offer in (and stupidly offered over the asking but that's another subject 🥲).

2.Roof of consevatory
  1. Landscape garden. Too boring. Get garden design. Trees shrubs more plants and relandscaped.
  2. Paint. Add lovely colors to walls
  3. New flooring. Hardwood with lovely rugd
  4. Replace windows curtains.
7 Add pictures mirrors etc as well as better furniture. Decent sofa n chairs
