Looking to buy a house in Raynes Park/ Wimbledon

Hello everyone,
We have a 3.5 year old daughter and have been looking to move to Raynes Park/ Wimbledon . We are mostly going to send our daughter to a private school. We have found 2 houses one on Copse Hill

We are divided between the 2 houses. We like the first house as it’s all well done and we can just move in without having to do any work.

we also like the second house and the surrounding parks and amenities around like shops, buses , closer to central Wimbledon etc although a lot of work needs to be done on the house.

We dont live locally and we are very confused . We also have plans to move abroad next year and come back after a couple of years. If we buy the house we plan to let it out and come back after a few years. So this is a big decision for us. The reason we want to buy now is we don’t know if we would get a mortgage to buy a house when we move back from abroad.

kindly pour in your suggestions on the area as I think me and DH are very confused but also want to make the right decision.

The A3 is noisy, so I'd be nervous of the first house.
Getting builders is a nightmare too!

Both seem a long way from public transport which is really important for most in London. I wonder if you might be better off looking at a smaller house closer to the centre / main train station. Especially if you are thinking of renting it out whilst away. Wimbledon has the tube and Thameslink. Raynes Park just the train (but pretty frequent).

Thank you. Didn’t feel much noisy when we were inside the house. What do u mean by getting builders. Is the area out of way for builders ? I do agree they are a bit further away from train station. Both have access to bus stops pretty close by so can get to Raynes Park or Wimbledon by bus. Copse Hill is very upscale and rental yield looks better than the other house so seems sensible.

we have been looking for houses closer to the station but they are very small for what we want . Commute wise we are okie to commute longer as we will have hybrid working pattern. The main concern is the accessibility to DDs school wherever she goes mostly private.

The public transport links for the first would be just the 57 bus along Coombe Lane, and Copse Hill is the main road from Wimbledon Village to the A3, I know it's very busy in the morning.

I'd personally go for the Merton Park house as it's easier to walk to places, and catch buses, trains and the tram - and not on the main road. It's also very handy for an excellent GP / medical centre.

Thank you. Yes we didn’t think of access to the GP. That’s a very good point.

We like the chase area very much as it’s quieter, lots of families around and closer to parks, Wimbledon etc. somehow the rental yield is not the same as Copse Hill. The rental ask is around 8k whereas the chase house is only 5k plus we have to refurbish the house.

anyone living in Raynes Park here ?
