Anthony Road, SE25- thoughts on area

I'm looking at properties on Anthony Road, South Norwood, SE25 in London.

There's 7 properties (studio up to 3 beds) listed on Zoopla since June.

What's the area like?
Is this an unusually high number for one Road?
Red flag?

I do have colleagues who live in the general area. So far their feedback has been the area isn't the nicest, but they are happy with the space they have and ability to get to other parts on London South East.

Just wondering if there's particularly bad streets v better ones.

I lived in the area for 10 years and loved it. Grangewood Park, South Norwood Lakes, an easy walk to Crystal Palace for bars and restaurants and 12 mins to London Bridge on train from Norwood junction.

Great primary schools and a lovely community. Best streets are around Southern Avenue down by the Lakes

Zoopla says there's planning permission within 0.5 miles of the property.
Are you aware of anything major in the area?

Will see if I can find anything on other websites too.

Sometimes the council lists what's happening or revisit the area sometimes you find what it is

Found the planning permission.
Not yet approved but demolition of derelict buildings and development of a 9 dwelling, 2 story property at the bottom of the garden 🤦‍♀️

Wonder when it's likely to start and if it'd worth the disruption.
Sounds pretty big as it's behind properties 1 to 31 😬

DW and I are from that area. It's on the nicer side of SE25 (altho' that's not a very high bar) and close to Woodside Green and handy for central Croydon and the tram. If we were looking to go back, it's the sort of area we would look at.

It's an "easy walk" up a very big hill!😀 Take the bus!

Agree about Grangewood and the Lake tho'.

We are looking at the houses. Been to see a 3 bed, but much smaller than I expected.

I’m not sure what secondary options are like, SE can be tricky for boys but things may have changed.

£425k is looking like our max budget really based on currently monthly costs.
Even that's feeling a bit scary as we rent currently with no utilities to worry about.

Starting to realise all of the places are really quite small.

3 beds is looking like essential rather than desirable as most places have had the downstairs knocked through.
I need to have a spare room big enough for at least a single bed for my mum and ideally as desk.

The vendors on a house we looked at 10mins from Anthony Road are moving to be closer to a secondary school.

The advantage is you are a few yrs off secondary so could always move again later. Unfortunately you won’t get much space for your budget.

I didn't realise just how little we can get 😪
I'm from the North East originally, so the space you get there for half our budget it crazy.

We really are stuck as both me and my partner are NHS workers, so limited ability to increase salary significantly, but niche roles that mean moving out of London is less of an option too.
We couldn't afford 2 rents/mortgage for one of us to move waiting for the other to find a job.

Got to have faith something will come up.
We've decided not to offer on the Anthony Road property.

Yes it’s very tough, prices are crazy. Have you looked a little further out? Or does that not work with the commute?

We are keeping an open mind even looking right over to Eltham, Lee, Nottingham etc. But, commute and childcare are proving difficult to align.

Partner is working in north London, so any commute into London Bridge is good for me, but then he's got another 30mins added.

I'm trying to look at childminders, after school clubs etc as we have no family or friends to help, so my head is a mess!

I also like to see everything in place before we make such a big move, but sometimes you have to take the first step for the rest to follow.
