Lost my sale in April. Literally - I was ready to sign on the property I was trying to buy but they had a L3 survey completed on mine last minute; I think it came back with potential new roof and rising damp.
Have had a cash offer at my minimum price which I've accepted. but I'm finding it hard. to process. I'm not sure I. can ago. thorough it all again. I share a room with my. 14. yo son and we desperately need. to move from this house. Just. wondered if. anyone had any words of wisdom; insight and mainly. hope. and. thanks. ! Any. my. laptop. keyboard. is. knackered. too. :D

Sorry for your lost buyers and keyboard, OP. Those two things wouldn’t necessarily make all buyers run. Hopefully the current ones will be a bit more sensible.

Potential rising damp and new roof is so vague and non committal- I imagine it might have scared off a FTB but anyone else would have read between the lines.

So frustrating! Chatted to a neighbour selling after 25 years. He had accepted an offer everything going smoothly then the buyers saw another slightly cheaper on neighbouring street so pulled out. The next offer was £40k less so very annoying!
You have to move. Big upheaval but in the end worth it.

@IronNeonClasp many on here will feel your pain; I separated from ex-H 2 years ago and divorce came through last year, but we are still stuck living together. We simply can't get a sale past the finish line.

We're in our 60s so new mortgages aren't straightforward. We accepted an offer in late April, had memorandum of sale and survey early May, draft contract in June but we are pretty sure we're going to have to go back on the market on Monday. It feels even worse now than the previous 2 years. Estate agents (I'm on my 3rd and our 3rd failed sale but this one progressed furthest) have said that buyers now feel that accepted offers are simply a way of place-marking, they don't see that there are real people behind the sale who are trying to get on with their lives so for whatever reason 8 weeks or so later they just drop out.

Hope you can get another real live buyer soon - when you're going through hell keep going etc.

Sold a flat in London about 20 years ago that had deck access. First buyers dropped out when they saw the lease that had a load of random threatening stuff in it about the balconies. There was absolutely nothing structurally wrong with them, but the phrasing in the lease sort of made it sound like the balconies are about to fall off. It was a nonsense thing because it was the lease, not a survey, so it was some disclaimer stuff that was written back in the 80s and would never get changed or updated, but it was phrased in a pretty disturbing way and I could understand why it spooked the buyers.

Anyway, second set of buyers and I lived in absolute dread every second the sale was going through, thinking they'd drop out when they saw the lease. I was endlessly asking my solicitor "did they see it yet?" and asking the estate agent. I was so convinced they'd drop out I made zero preparations to move before exchange - didn't view onwards purchases, let alone offer on anything. Got to exchange day and it just all went through with no problems and no questions ever raised about the lease. So there IS hope :-)

Thanks so much for all of your replies and sorry not updated. L2 survey happening right now but they’re going through house with fine tooth comb so I think it’s a L3. Gutted I’m sat in the lounge and all I can smell is mould. I have a 1875 cottage and too much stuff 3 of us in a 2 bed) so I know how this is going to end :(

OP, even if a L3 comes back with suggested works not every buyer will be put off by it. If you priced accordingly (ie took into account there might be some works required) there shouldn't be any need for a potential buyer to panic. Sure, some people will but there are thoes can read between the lines on a survey.

Often surveys play up minor works, over inflate costs and any seasoned buyer will.know this.
Please try to to panic. There are many other options besides pulling out of a sale.
