Land registry not updated one year later

We sold our leasehold flat in August of last year, but land registry still hasn't been updated. Our purchase updated very quickly, although that was a freehold.

I've emailed the solicitor who dealt with both our sale and purchase and received a reply to say it looks like it's still in progress, but as they aren't dealing with the registration, that's the only update they can give.

Not sure what to do from here. I would've thought as we'd paid the solicitors to complete both our purchase and our sale, they'd have some responsibility to check what's going on - whether that's by getting in contact with the purchaser's solicitor etc

Does anyone have any experience of this?

No it’s not your solicitors job to check the buyers solicitors have done their registration. As long as yours is done that is all you have to worry about.

Thanks for the reply. My understanding is that if we're still down as the legal owners of the property on the land registry, it can have implications for us, such as when we come to remortgaging? If that's the case, we'd really need to know whether there's some kind of issue. If our solicitor isn't responsible for following this up, then what are our options?

I really would've thought this would all fall under the fees we paid for the sale of the flat, as this is still an outstanding part of the process.

When I bought my current house and sold my last one my solicitor ensured my new bouse was registered in my name with Land Registry and I paid for that as part of the purchase conveyancing costs. I presume my buyers would have paid their solicitor to do the same with the property I sold to them. About 6 months after I bought my house I received confirmation that it was registered in my name.

Are you me?! Same situation and same time frame. Except we sold a leasehold house rather than flat. Our new house was updated to our names on land registry by September but the old house has yet to transfer. PP is right it's the buyers' solicitors who are responsible for the update. I thought about chasing via the EA who sold it for us. But I've not done anything yet.

Land registry seem to have huge delays at the minute. There's probably little the solicitors can do. Sometimes it's possible to get LR to prioritise matter but usually only if there's a compelling reason

Our paperwork says there are massive backlogs and it could take anything from 3 months up to 3 years for the land registry!

DumpedByText · 20/07/2024 23:43

I bought a new build and it took 14 months for Land Registry to complete everything. Apparently there is a huge backlog!

Thanks everyone. Reassuring to hear it's not just us!

A bit of an update. The sale has now appeared on Zoopla but not on the actual Land Registry website. Which I find so strange because Zoopla gets their information from the Land Registry website. Hopefully won't be long now.

We moved into our house a year ago this month and details are still not updated. The house is down as not sold since 2018 ...!!! Makes me quite stressed even though our solicitor assured us it was going through Land Registry.
It was a bit unusual in that it was Leasehold (the old people before us had done equity release) so we had to have the Leasehold taken off to buy it Freehold.
However seeing it on Zoopla etc. as 'Leasehold' unsettles me.
I just want to know we own the house outright.
