just had a call from the agents and our buyers have pulled out.... I feel sick 😥
we were due to exchange today and we have already moved into our new house so have been playing a juggling act to cover everything and now this.
7 months since we went on the market and everything was fine and this just out of the blue. The female buyer (Married couple) has decided she isn't sure about the neighbors.

if I put up a link could you have a look and see what we could do to make it more appealing?

Worth noting its now totally empty of furniture in the house so those photos are a bit different and we have asked for new Garden photos to be taken showing it in the summer

We don't have the funds to dress the house with furniture and we had all the walls repainted and the carpets cleaned after we moved so its all fresh....Its also more expensive than others locally due to new wiring/heating floors etc. in the last 5 years and the very large home office/studio in the garden

I have some nice pots with plants and flowers to go by the front door for more curb appeal too.

I'd make much more of the garden, power wash patio, cut grass, it's a potentially lovely garden and could really help you sell

I don't know prices in that area but it needs a lot of work cosmetically new kitchen bathroom wardrobes ripping out landscaping garden room looks damp. If it's priced to sell then it will. Perhaps you need to reduce it to make it appealing compared to neighbouring properties

I agree. The whole system needs an overhaul, so much potential for wasting money as both a buyer and seller.

I thought the garden room was damp too but when I looked closer, it's the wall covering (an OS-style map). Maybe ask for the garden room to be photographed from a different angle to make it more obvious that it's dry?

My immediate reaction was surprise that it's only a two-bed - that style of house is usually a three. Most people want that third space. I think you need to reduce the price - having decent heating and electrics should be a given, not something you charge a premium for.

I'm sorry you're going through this, our system is pants.

I’m sorry that happened to you OP. We’re in the process of buying (and have been since April) so this struck a nerve with me. Was there any feedback from when you marketed originally? What was the interest like? That might help guide you for this time around. Are the neighbour concerns legit? Best of luck!

As soon as the first photo came up I thought eurgh, that carpet looks filthy. I'm not sure if it's just the colour/texture and not actually dirt but it's very off-putting.

It doesn't look like a house that's been refurbed in the last five years. Buyers will want to budget quite a bit for works.

I'm in Scotland and it's crazy to me too. We don't have escrow but it all moves much quicker and the offers are done through solicitors so people bugger about less.

This is so crazy to me? How can this happen? I am in the US snd Im pretty sure we have a binding contract with massive fees and money held in escrow that prevents this from happening. Or rather it is infrequent because very costly. I know its just a different legal regime, and I principally read these property threads out of curiosity, but its nuts thst the system is so Full of these weak points and choke points.

The buyers pulled out at the last minute just before escrow, so there’s nothing OP can do.

nightmare! I feel your pain.

We've got our buyer and she seems keen, but still held up in searches (their supposedly good local solicitor is taking tiiiiiiime) - we are sure the buyer wants in asap and we definitely want it completed asap (we are already in the new place, so it's lying empty and costing us a fair bit every month).

I had one of those anxiety dreams on sunday night where it all went wrong... even though it's supposedly on track and nothing has gone wrong... yet.

I hope you can find another buyer soon, good luck.

I’m so sorry! I’m south east so that’s really cheap to me. It does need work though, I assume you didn’t put that kitchen in as it looks dated. The bathrooms look fine to me, much nicer than mine! So many selling points to your house, the garden, driveway etc, I could only dream of them!

I don’t know enough about your area to comment directly on the house or its value. How much interest did you get before it was sold? That’s usually a good starting point. I think you should try and get more feedback about your buyers exact concerns as well.

Image 1 - open the upstairs curtains and put a couple of flower pots out for some colour.
Image 2 - take curtains down.
Image 5 - remove curtain.
Image 7 - remove junk from top of units and improve the catflap cover.
Image 8 - remove curtains
Image 10 - get rid of desk/shelving
Image 22-24 - no idea what this is meant to be but get rid of the junk/furniture
Externally needs a good tidy up - a days work at most

I agree and it certainly doesn’t look worth £110k more than what you paid a few years ago.
What’s the problem with the neighbours? Have you had to declare a dispute? That would certainly put me off!
Why’s the wardrobe in the middle of the bedroom floor?
The living room carpet looks heavily stained and the whole house would benefit from a neutral colour scheme.
To me it looks like it needs a total overhaul, not that it’s recently been done.

Urgh, that’s awful so late in the day! From experience, I am cynically guessing something is going on behind the scenes (ie they can’t actually afford it!)
I can’t see anything wrong with the house - it’s lovely, and if it’s sold once already then it doesn’t seem like the price is the problem.
Are their concerns about your neighbours in any way founded, OP??

Agree that it’s the price. I’d be needing to spend another £30-40k on that and it’s too expensive compared with other hoses nearby.

Now that we know interest rates won't be dropping people realize that prices will have to drop.
Your buyers have clearly had this realisation and are now unwilling to commit to the purchase.

You need to drop the price. The photos don't scream premium to warrant a higher price than others in area (bathroom needs doing for example). It looks like it needs a lot of love, but don't waste your time and money. Just drop the price and get it sold. So sorry that happened to you.
