Dream house in Pease Pottage but what's the area like?

Hi All! Found our dream property in Pease Pottage but don't know the area at all as moving down from London. What is it like to live in the area? Schools and activities for DDs (7 and 5)? Thinking ahead to state secondary schools? Diversity? Any helpful insights will be much appreciated. Love the property so much but know nothing of the area so wobbling a bit. I have to commute into London twice a week? Is that pricey? Can I park at the Crawley train station? I am at a bit of a loss. Lots of Googling but would appreciate first hand experience. Please help!

Pease pottage is close to the m23..20 mims to Brighton. Is it the new build estate on the roundabout? It's close to Tilgate forest so easy to get to Nice walks cycling etc. It's also very close to Crawley which has a good array of shops..Haywards Heath is a nicer village about 5 miles away. For the train Three bridges is best for London bridge/ Victoria. Its expensive to park and just under 30 quid a day into London on the train.
Balcombe train station is an option..its on the Brighton line and is the stop before three bridges and easier parking.

Ah thank you so much for this, @Merlotmonsteratlarge . I really appreciate you taking the time to respond!

Yes, it's the estate on the roundabout. Thank you so much for the Balcombe station tip. Hadn't registered it as an option. Under 30 quid is pricey but worth it for the better quality of life overall, I'd say and I'd only have to do it twice a week so not too too bad

Do you know anything at all about schools?

I'm not sure what Pease Pottage is like but it is close to Horsham which is a lovely town, lots of coffee shops and places to eat out. I think all trains stop at Three Bridges so that's a good starting point for your journey if you have to drive to the station. Crawley train Station is in the town centre so you would need to investigate parking. I would go and do a day trip to the area to suss it all out.

Thanks, @Erialc80! I mostly hear really positive things about Horsham so great to be able to get to.it fairly easily from Pease Pottage. Looks like Three Bridges has some really quick trains in which is fantastic! We have been down on a few reccies but always in the Maidenbower/Pound Hill area and never spent as much time in Pease Pottage - I think we'll need to go over and maybe spend a night in the area or something (although weekends won't give the true rush hour/school run feel but still worth a try). Thank you very much for taking the time!

I have family on the estate who are very happy there. The catchment secondary is Warden Park near Haywards Heath which is a good school. The primary on site is oversubscribed so I would enquire about places if you wanted to send your children there.

The bus on the development goes to Three Bridges and Gatwick, they have more trains than Balcombe and Crawley

@Rosecoffeecup Thank you for replying and for all the helpful info. It's reassuring to know your family are happy on the estate. I will get in touch with the primary school to enquire about spaces! Thanks.

Hi there just wondering if OP the move to the woodgate estate or not, as I'm considering it and wondering what the drive to Three Bridges is like in the morning. Waze says about 20 min to arrive at the station at peak time, which seems a lot!
